NOTIFICATION
The following variation to the sanctioned Master Plan vide G.O.Ms.No.39, Municipal
Administration(H) Department, dated 21.03.2023 of Kadapa Municipal Corporation, which is
proposed in exercise of the powers conferred by sub-sections (1) & (2) of section 15 of Andhra
Pradesh Metropolitan Region and Urban Development Authorities Act, 2016 is hereby published
as required by sub-section(4) of the said section.
VARIATION
The site falling in Sy.Nos.286(P), 287(P), 288(P) and 286/4B of Nagarajupalli Village,
Kadapa Municipal Corporation, YSR Kadapa District the boundaries of which are shown in the
Schedule hereunder, and which is earmarked in the General Town Planning Scheme (Master
Plan) of Kadapa, sanctioned vide G.O.Ms.No.39, MA&UD(H) Department, dated 21.03.2023,
for Transportation Use Zone and Recreation Use Zone with a 40 feet wide Master Plan Road (A-
C as shown in the plan), is now designated for deletion of the said 40 feet wide Master Plan Road
and for variation of land use by changing the said land use to Residential Use Zone, with a

portion proposed to be earmarked for Public Utilities use for APSPDCL premises, and the
remaining area proposed to be designated in accordance with the adjoining compatible land uses
be designated by variation of Change of Land Use as marked B-C in the revised part proposed
Land Use Map G.T.P.No:03/2025/A available in the YSR Kadapa District and is available in the
office of the Kadapa Urban Development Authority, Kadapa, subject to the following conditions:
1. The applicant shall obtain prior technical clearance from the competent authority before
commencement of any development activity at the site under reference.
2. The title and Urban Land Ceiling / Agricultural Land Ceiling aspect shall be scrupulously
examined by the concerned authorities before issue of building permission/development
permission, and it must be ensured that the best financial interests of the Government are
preserved.
3. The owners/applicants are solely responsible for any misrepresentation with regard to
ownership / title, Urban Land Ceiling clearances etc.
4. The owners/applicants shall be responsible for any damage claimed by any one on
account of change of land use proposed.
5. The change of land use shall not be used as the sole reason for obtaining exemption from
the provisions of Urban Land Ceiling Act, 1976. The change of land use shall not be used
as the proof of any title of the land.
6. The above change of land use is subject to the condition that may be applicable under the
Urban Land Ceiling, Act, 1976 and A.P. Agriculture Ceiling Act.
7. Any other conditions as may be imposed by Vice Chairman, Kadapa Urban Development
Authority, Kadapa.
