“उक्त वि�कास योजनाा” असा करण्यात आलाा आहे ) महाराष्ट्र प्रादेशि�क व नगररचनाा अधि˜नि�यम, १९६६ (यापुढेे जि�चा उल्लेख “उक्त

अधि˜नि�यम” असा करण्यात आलाा आहे) चे कलम ३१(१) मधील तरतुदीनुसार शासन नगरवि�कास वि�भागाकडीील अधि˜सूचनाा क्रमांं�क

टीपीएस-१७१७/५५१/प्र.क्र.१५५/१८/नवि�-१२, दि—नांं�क ३ नोव्हेंबर, २०१८ अन्वये भागश: मंजूर झााली असून ती दि—नांं�क २ डि�सेंबर

२०१८ पासून अंमलाात आली आहे आणि� उक्त वि�कास योजनेच्या वगळलेेल्या भागाची वि�कास योजनाा उक्त अधि˜नि�यमाच्या कलम

३१(१) मधील तरतुदीनुसार शासन नगरवि�कास वि�भागाकडीील अधि˜सूचनाा क्रमांं�क टीपीएस-१७१७/५५१/ प्र.क्र.१५५(भाग-१)/१८/

नवि�-१२, दि—नांं�क २५/१०/२०२३ अन्वये मंजूर करण्यात आली आहे (यापुढेे जि�चा एकत्रि�त उल्लेख "उक्त मंजूर वि�कास योजनाा

"असा करण्यात आलाा आहे);

आणि� ज्याअर्थी, उक्त वि�कास योजनेमध्ये मौ.मि�रजोळी, ता. चि‹पळूूण, जि�. रत्नाागि�री येथील न.भू.क्र.६०३५/२ या जमि�नीीचे सुमारे

१३५० चौ.मी. क्षेेत्र हे आ.क्र.७१ “खेळाचे मैदान” (एकूण क्षेेत्र ५५००.०० चौ.मी.) या आरक्षणाामध्ये समावि�ष्ट आहे (यापुढेे ज्याचा

उल्लेख “उक्त आरक्षण”असा करण्यात आलाा आहे);

आणि� ज्याअर्थी, चि‹पळूूण नगरपरि�षदेने (यापुढेे ज्याचा उल्लेख “उक्त नगरपरि�षद” असा करण्यात आलाा आहे) उक्त

अधि˜नि�यमातील कलम ३७(१) अन्वयेची सर्व वैधानि�क कार्ययवाही पुर्णण करून मौ.मि�रजोळी येथील न.भू.क्र.६०३५/२ या जमि�नीीपैकी

सुमारे १३५० चौ.मी. क्षेेत्र (यापुढेे ज्याचा उल्लेख “उक्त जमीन” असा करण्यात आलाा आलाा आहे) उक्त आरक्षणाामधून वगळूून

त्याखालील क्षेेत्र रहि�वास वि�भागात समावि�ष्ट करणे व उर्वरि�त आरक्षणााकरि�ता वगळलेेल्या क्षेेत्राामधून ९ मी. रुंंद रस्ता प्रस्तावि�त करण्याचा

प्रस्ताव दि—नांं�क २८/११/२०२३ च्या पत्राान्वये शासनााच्या मंजुरीकरीता सादर केलाा आहे (यापुढेे ज्याचा उल्लेख “उक्त फेेरबदल प्रस्ताव”

असा करण्यात आलाा आहे);

आणि� ज्याअर्थी, आवश्यक ती चौकशी केल्यानंंतर व संचालक, नगररचनाा, महाराष्ट्र राज्य, पुणे यां�चाा सल्लाा घेेतल्यानंंतर प्रस्तावि�त

फेेरबदल काही बदलांं�सह मंजूर करणे आवश्यक आहे, असे शासनााचे मत झााले आहे;

आणि� ज्याअर्थी, शासन नि�र्णणय दि—.२०/४/२०१६ नुसार आता न.भू.क्र.६०३५/२ च्या जमि�नधाारकां�नीी त्यां�चेे मालकीीच्या क्षेेत्राासाठीी

प्रचलि�त वार्षि�िक मुल्यदर तक्त्यानुसार येणाऱ्या जमीन मुल्याच्या ५% दराने येणाऱ्या रकमेपैकी शासन देय असलेल्या ५०% अधि˜मूल्याची

रक्कम रुपये १,७६,५१३/- सहाय्यक संचालक नगररचनाा शाखा कार्या�लय रत्नाागि�री यां�चेेमार्फत शासकीय कोषागारात चलन क्र.

MH००९१५९२१५२०२४२५M, दि—नांं�क ३/१०/२०२४ रोजी आणि� नि�योोजन प्राधि˜करणास देय असलेली रक्कम रुपये १,७६,५१३/-

चि‹पळूूण नगरपरि�षद यां�चेेकडे पावती क्र.CHIP२४२५AMS०००००६६०७, दि—.१/१०/२०२४ रोजी भरणा केलाा आहे.

त्याअर्थी, आता उक्त अधि˜नि�यमाच्या कलम ३७ चे पोटकलम (२) अन्वये शासनाास प्रदत्त असलेल्या शक्तींचा वापर करून शासन

उक्त फेेरबदल प्रस्ताव काही बदलाासह मंजूर करीत आहे आणि� त्यासाठीी उक्त वि�कास योजनाा मंजुरीच्या अधि˜सूचनेेतील फेेरबदलााच्या

अनुसूचीमध्ये शेवटच्या नोंंदीनंंतर पुढील नवीीन नोंंद समावि�ष्ट करण्यात येत आहे;

“वि�कास योजनाा भाग नकााशावर दर्शशवि�ल्याप्रमाणे मौ.मि�रजोळी, ता.चि‹पळूूण, जि�.रत्नाागि�री येथील न.भू.क्र.६०३५/२ या जमि�नीीचे

सुमारे १३५० चौ.मी. क्षेेत्र हे आ.क्र.७१- “खेळाचे मैदान” (एकूण क्षेेत्र ५५०० चौ.मी.) या आरक्षणाातून वगळूून “रहि�वास वि�भागात”

समावि�ष्ट करण्यात येत आहे. तसेच ९.०० मी.रुंंद रस्ता प्रस्तावि�त करण्याचा प्रस्ताव नाामंजूर करण्यात येत आहे.”

२. सदरच्या मंजूर फेेरबदलााची अधि˜सूचनाा शासन राजपत्रात प्रसि�द्ध झााल्याच्या दि—नांं�कापासून अंमलाात येईल.

३. उक्त मंजूर फेेरबदल दर्शशवि�णारा भाग नकााशा नाागरि�कांं�च्या अवलोोकनाार्थथ कार्या�लयीीन वेळेमध्ये कामकाजाच्या दि—वशी खाली

नमूूद कार्या�लयाामध्ये एक महि�न्याच्या कालाावधीकरि�ता उपलब्ध राहील.

(i) सहसंचालक नगररचनाा, कोकण वि�भाग, कोकण भवन, नवीी मुंं�बई.

(ii) सहाय्यक संचालक नगररचनाा, रत्नाागि�री शाखा, जि�. रत्नाागि�री.

(iii) मुख्याधि˜कारी, चि‹पळूूण नगरपरि�षद, चि‹पळूूण.

४. सदर फेेरबदलााची अधि˜सूचनाा ही महाराष्ट्र शासनााच्या www.maharashtra. gov.in या वेबसाईटवर देखील उपलब्ध

करण्यात यावी.

NOTIFICATION

Maharashtra Regional And Town Planning Act, 1966,

No. TPS-1921/286/CR-13/23/UD-12.—Whereas, the revised Development Plan of City Chiplun

(hereinafter referred to as “the said Development Plan”) has been sanctioned partly by the Government

in Urban Development Department under section 31(1) of the Maharashtra Regional and Town

Planning Act, 1966 (hereinafter referred to as “the said Act”) vide Notification No.TPS-1717/551/

C.R.155/18/UD-12, dated 3rd November, 2018 and has came into force with effect from 2/12/2018

and the Excluded part of the said Development Plan has been sanctioned by the Government in

Urban Development Department under section 31(1) of the said Act, vide Notification No.TPS-

1717/551/C.R.155(Part-1)/18/UD-12, dated 25/10/2023 (hereinafter jointly referred to as “the said

Sanctioned Development Plan”);

And whereas, in the said Development Plan, an area admeasuring about 1350 sq.mt. out of the

land bearing S. No. 6035/2 of village Mirjoli, Tal. Chiplun, Dist. Ratnagiri is included in “Play Ground”

Reservation as Site No. 71 (total area 5500 sq.mt.) (hereinafter referred to as “the said Reservation”);

And whereas, Chiplun Municipal Council (hereinafter referred to as “the said Municipal

Council”), after following the legal procedure under sub-section (1) of section 37 of the said Act, has

submitted a proposal for modification in the said Development Plan so as to delete the 1350 sq.mt.

land from the said Reservation on the land bearing S.No. 6035/2 of village Mirjoli (hereinafter referred

to as “the said lands”) and to include the same in Residential Zone and to propose 9.00 mtr. wide

road from deleted area for the remaining reservation, vide letter dated 29/4/2022 for final sanction

to Government (hereinafter referred to as “the said Modification”);

And whereas, after making necessary enquiries and after consulting the Director of Town

Planning, Maharashtra State, Pune, the Government is of the opinion that it is necessary to sanction

the Proposed Modification with some changes;

And whereas, as per Government Resolution dated 20/4/2016 the owner of the land bearing

S.No.6035/2 has deposited the premium amount of Rs.1,76,513/- towards 50% share payble to

Government in the Government treasury through Assistant Director of Town Planning, Ratnagiri

Branch vide challan No. MH009159215202425M, dated 3/10/2024 and deposited the premium amount

Rs. 1,76,513/- towards 50% share payble to Planning Authority in the office of Chiplun Municipal

Council, vide Receipt No.CHIP2425AMS000006607, dated 1/10/2024 out of the total premium amount

of the rate of 5% land value as per the Prescribed in the current Annual Statement of Rate.

Now therefore, in exercise of the powers conferred under sub section (2) of section 37 of the said

Act, the State Government hereby sanctions the said Modification with some changes as described

below :—

“In the Schedule of modifications appended with the said Notification, after the last entry,

the following new entry shall be inserted.”

viz. :—

ENTRY

“The land bearing S. No. 6035/2 approximately 1350 sq.mt. area of village Mirjoli, Tal. Chiplun,

Dist.Ratnagiri is deleted from the Site No. 71- “Play Ground” (total area 5500 sq.mt) and land so

deleted from reservation is now included in “Residential Zone” and the proposal to propose 9.00 mtr.

wide road is to be rejected as shown on the part plan of the Development plan.”

2. The date of publication of this Notification in the Maharashtra Government Gazette is fixed

as the date of coming into force of this sanctioned modification.

3. The part plan of aforesaid sanctioned modification shall be made available for inspection by

the general public during office hours on all working days at the following offices for a period of one

month :—

(i) The Joint Director of Town Planning, Konkan division, Konkan Bhavan, Navi Mumbai.

(ii) The Assistant Director of Town Planning, Ratnagiri, Dist. Ratnagiri.

(iii) The Chief Officer Chiplun Municipal Council, Chiplun.

4. This Notification shall also be made available on the Government Website at www.

maharashtra.gov.in.
