आणिि” ज्याअर्थीी, उक्त वि¦कास योजनेेत, मौजाा कापसीी (बु.), ता. कामठीी येथीथीील खसराा क्र. ११४ क्षेेत्र ०.५५ हेक्टर व खसराा
क्र.११६ क्षेेत्र ०.३० हेक्टर असे एकूण ०.८५ हेक्टर जाागा (यापुुढेे “उक्त जाागा” असे संबोधले आहे) रहि�वाास वि¦भाागात दर्शशवि¦लेली आहे;

आणिि” ज्याअर्थीी, महाानगर आयुक्त, नाागपूर महाानगर प्रदेश वि¦कास प्राधिि˜करण, नाागपूर यां�नीी नि�योोजन प्राधिि˜करण (यापुुढेे
“उक्त नि�योोजन प्राधिि˜करण” असे संबोधले आहे) म्हणूून, त्यांं�च्या सर्ववसााधारण सभेेचा ठरााव क्र.२(i)-०९-१२-०२-२०२५ नुसाार,
उक्त जाागा रहि�वाास वि¦भाागातून वगळून औद्योोगि�क वि¦भाागात समाावि¦ष्ट करण्याचे ठरवूून, त्याअनुषंंगाने, उक्त अधिि˜नि�यमाचे कलम ३७
चे उप कलम (१) मध्ये नमूूद वैधानि�क कार्ययवाही पूर्णण करुन फेेरबदल प्रस्ताव मंजुरीसााठीी शाासनाास साादर केलेला आहे (यापुुढेे “उक्त
प्रस्तावि¦त फेेरबदल” असे संबोधले आहे);
आणिि” ज्याअर्थीी, आवश्यक त्या चौकशीनंतर व संचालक, नगर रचनाा, महाारााष्ट्र रााज्य, पुुणे यां�चाा सल्ला घेेतल्यानंतर उक्त प्रस्तावि¦त
फेेरबदल काही अटींसह मान्य कराावा, असे रााज्य शाासनााचे मत झााले आहे;
आणिि” ज्याअर्थीी, उक्त जमि�नीीच्या मालकानी सन २०२५-२६ या सााठीीच्या बाजाारमूूल्यदर तक्त्यानुसाार येणाऱ्या रक्कमेच्या ५% दरााने
परि�गणिि”त होणाऱ्या अधिि˜मूल्य रक्कमेपैकी शाासनाास देय असलेेली अधिि˜मूल्याचीी ५०% रक्कम रुपयेे ३,४०,०००/- सहाायक संचालक,
नगर रचनाा, नाागपूर शााखा, नाागपूर यां�चेेकडीील लेखाशि�र्षा�मध्ये दिि—नांं�क ०२ डि�सेंंबर, २०२५ रोजी जमाा केलेली आहे आणिि” नि�योोजन
प्राधिि˜करणाास देय असलेेली ५०% अधिि˜मूल्याचीी रक्कम रुपयेे ३,४०,०००/- नाागपूर महाानगर प्रदेश वि¦कास प्राधिि˜करण, नाागपूर यां�चेेकडे
दिि—नांं�क ०२ डि�सेंंबर, २०२५ रोजी जमाा केलेली आहे.
आता, त्याअर्थीी, उक्त अधिि˜नि�यमाचे कलम ३७ चे उप कलम (२)अन्‍ वये व त्‍याा अनुषंंगाने असलेेल्या इतर अधिि˜कारांं�चा वापर
करुन उक्त वि¦कास योजनेेतील प्रस्तावि¦त फेेरबदलास शाासन पुुढील प्रमाणे मान्यता देत आहे आणिि” त्यासााठीी उपरोोल्लि�िखि�त दिि—नांं�क ०५
जाानेवारी, २०१८ चीी वि¦कास योजनाा मंजुरी अधिि˜सूचनाा सुधारि�त करण्यात येत आहे.
“उक्त वि¦कास योजनाा मंजुरीच्या दिि—नांं�क ०५ जाानेवारी,२०१८ च्या अधिि˜सूचनेेच्या फेेरबदल सूचि�तीील शेवटच्या नोंदीनंतर पुुढील
नव्या नोंदीचा समाावेश करण्यात येत आहे”—

अट क्र.१ -सदर जाागेच्या रेखांं�कनाात एकत्रि�कृृत वि¦कास नि�यंंत्रण व प्रोत्सााहन नि�यमावलीनुसाार खुली जाागा व सुवि¦धा क्षेेत्र सोडणेे
बंधनकाारक रााहील.

उक्त मंजूर फेेरबदल दर्शशवि¦णारी प्रस्तुत अधिि˜सूचनाा/भााग नकााशाा महाानगर आयुक्त, नाागपूर महाानगर प्रदेश वि¦कास प्राधिि˜करण,
नाागपूर यांं�च्या कार्या�लयात, नााग‍र‍ि�िकांं�च्या अवलोकनाार्थथ एक महि�न्याच्या कालावधीसााठीी ठेवण्यात येत आहे.

NOTIFICATION
No.TPS-2425-1079-CR-134-2025-UD-9.—
Whereas, the Development Plan of Nagpur Metropolitan Region has been sanctioned by the
Government vide Urban Development Department’s Notification No.TPS-2416-C.R.122(A)-SM-2016-UD-9,
dated the 05th January, 2018 and has come into force with effect from 09th February, 2018 and the Excluded
parts of the substantial nature modification has been sanctioned by the Government vide Urban Develop
ment Department’s Notification No.TPS-2416-C.R.122(B)-2016-E.P.-UD-9, dated the 21st February, 2019
(hereinafter referred to as “the said Development Plan”) under section 31(1) of the Maharashtra Regional

and Town Planning Act, 1966 (Mah. XXXVII of 1966) (hereinafter referred to as “the said Act”);
And whereas, in the said Development Plan, the lands bearing Khasara No.114 (Area 0.55 Hectare) &
Khasara No.116 (Area 0.30 Hectare) totally admeasuring 0.85 Hectare, of Mouja Kapasi (B.) Tal. Kamathi
(hereinafter referred to as “the said Lands”) are included in Residential Zone;
And whereas, the Nagpur Metropolitan Region Development Authority, Nagpur (hereinafter referred
to as “the said Planning Authority”), vide its General Body Resolution No.2(i)-09-12-02-2025, has resolved
to delete the said Lands from Residential Zone and to include the lands so released in Industrial Zone and
accordingly submitted a modification porposal to the Government, for its sanction, as per the provisions of
sub section (1) of section 37 of the said Act, (hereinafter referred to as “the said Proposed Modification”);
And whereas, after making necessary enquiries and consulting the Director of Town Planning,
Maharashtra State, Pune, the Government is of the opinion that, the said Proposed Modification should be
sanctioned with some conditions;
And whereas, the Land Owners of the said lands have deposited Rs. 3,40,000/ towards the 50%
Government share of 5% premium amount as per the value of the said lands as prescribed in the Annual
Statement of Rates (ASR) for the year 2025-26 in the Government Treasury on 02nd December, 2025
through the Assistant Director of Town Planning, Nagpur Branch, Nagpur and remaining 50% of the 5%
premium amount Rs.3,40,000/- payable to the Planning Authority has been deposited with the Nagpur
Metropolitan Regi�on Development Authority, Nagpur on 02nd December, 2025;
Now, therefore, in exercise of the powers conferred on it under sub section (2) of section 37 of the
said Act, the Government hereby, sanctions the Proposed Modification and for that purpose amends the
aforesaid Notification dated the 05th January, 2018 as follows;
“In the Schedule of Modifications appended to the Notification dated 05th January, 2018 sanctioning the
said Development Plan, the following new entry shall be added after the last entry.”—
ENTRY
“The lands bearing Khasara No.114 (Area 0.55 Hectare) & Khasara No.116 (Area 0.30 Hectare) totally
admeasuring area 0.85 Hectare of Mouja Kapasi (B.), Tal. Kamathi, are deleted from Residential Zone and
included in Industrial Zone, as shown on the plan, subject to conditions specified below”:-
Condition No.1 - It will be mandatory to leave open space and amenity space in the layout of the said land
as per the Unified Development Control and Promotion Regulations.
Condition No.2 - It is necessary to construct compound around the open space.
A copy of the Notification, along with the part plan showing the aforesaid sanctioned modification,
shall be available for inspection of the general public, in the office of the Metropolitan Commissioner,
Nagpur Metropolitan Region Development, Authority, Nagpur during office hours on all working days for
a period of one month.
This Notification shall also be available on the Government web site-www.maharashtra.gov.in
