शाासन अधिि˜सूूचनाा क्र.टििपीीएस-१८१८/प्र.क्र.२३६/१८/वि¦.यो. व प्रायो./कलम ३७(१कक)(ग) व कलम २०(४)/नवि¦-१३, दि�नांं�क

२ ड‍िि’िसेंंबर २०२० अन्वयेे मंंजुुरी दि�लीी आहेे;

आणि� ज्याअर्थी, उक्त अधिि˜नि�यमाच्या कलम १५ अन्वयेे दि�नांं�क २५ नाेे�व्हेंंबर १९९७ रोजीच्या अधिि˜सूूचनेेनुुसार मंंजूूर पुुणेे प्रादेेशि�क

योजनेेतील सेेक्टर-R बाबत (यापुुढेे ज्याचा उल्लेेख “उक्त सेेक्टर” असा करण्यात आलेेलाा आहेे) उक्त नि�यमावलीीमध्येे एकात्मि��कृृत

नगर वसाहत प्रकल्पांं�चा वि¦कास प्रति�बंंधिि˜त करण्यात आलेेलाा आहेे;

आणि� ज्याअर्थी, उक्त सेेक्टरमधील वाढत्या मागणीच्या प्रमाणात नि�योोजनबध्द वि¦कास होण्याच्या अनुुषंंगानेे, उक्त सेेक्टरमध्येे

एकात्मि��कृृत नगर वसाहत प्रकल्पांं�तगगत मर्याा�दि�त स्वरुपाचा वि¦कास अनुुज्ञेेय करण्याकरीता उक्त नि�यमावलीीत सुुधारणा करणेे अत्यावश्यक

असल्याबाबत शाासनाास नि�वेेदनेे प्राप्त झाालेेली आहेेत;

आणि� ज्याअर्थी, सद्यस्थि�ितीीत सेेक्टर R मध्येे वाढत्या मागणीनुुसार, वि¦शेेषत: लोणावळा परि�सरात मोठ्याा प्रमाणात घरांं�चीी बांं�धकामेे

होऊन वि¦कास होत आहेे. सदर जमि�नीीवर घरांं�चीी बांं�धकामेे करतावेेळी रेेखांं�कन आराखडा करतानाा लहाान भूूखंंडावर बंंगल्यांं�च्या स्वरुपात

वि¦कास होत असूून, त्यामुुळेे कमी रुंंदीचेे रस्तेे, कमी मोकळी जागा, अपुुरेे सुुवि¦धा क्षेेत्र तयार होत आहेेत;

आणि� ज्याअर्थी, सदर ठिि‘काणी ITP च्या माध्यमातूून सदरचेे क्षेेत्राामध्येे मर्याा�दि�त स्वरुपाचा वि¦कास अनुुज्ञेेय केेल्यास, सदर ठिि‘काणी

नि�योोजनबध्द बांं�धकाम वि¦कास, पुुरेेशी खुुली जागा, सुुवि¦धा क्षेेत्रेे, प्रशस्त रस्तेे व इतर नि�योोजनााच्या दृृष्टीनेे वि¦कास करता येेवूू शकेेल;

आणि� ज्याअर्थी, उक्त नि�वेेदनेे व नि�योोजनााच्या दृृष्टीकोनाातूून उक्त नि�यमावलीीतील प्रकरण ५ मधील वि¦नि�यम क्र. ५.९ “FOR

PUNE REGIONAL PLAN” मध्येे सोबतच्या ‘परि�शि�ष्ट – अ’ मध्येे नमूूद केेल्याप्रमाणेे नवीीन तरतुुदीचा समावेेश करणेे आवश्यक

आहेे असेे शाासनााचेे मत झाालेे आहेे (यापुुढेे ज्याचा उल्लेेख "उक्त फेेरबदल" असा करण्यात आलेेलाा आहेे).

आता त्याअर्थी, उक्त अधिि˜नि�यमाचेे कलम २०(३) अन्वयेे प्राप्त अधिि˜कारात आणि� तद्नुुषंंगि�क शक्तींंचा वापर करुन, उक्त

फेेरबदलाावर जनतेेकडूून सूूचनाा / हरकती मागवि¦ण्यासाठी शाासन ही सूूचनाा प्रसि�द्ध करीत आहेे. उक्त फेेरबदलाावरील कोणत्याही सूूचनाा/

हरकती, ही सूूचनाा महाराष्ट्र शासन राजपत्रात प्रसि�द्ध झााल्यापासूून एक महि�न्याच्या आत, सहसंंचालक, नगररचनाा, पुुणेे वि¦भााग, पुुणेे

यांं�चेेकडेे दााखल करता येेतील. त्यानुुसार सहसंंचालक, नगररचनाा, पुुणेे वि¦भााग, पुुणेे यांं�नाा प्राप्त सूूचनाा/हरकतींंवर सुुनाावणीी देेऊन आणि�

आवश्यकतेेनुुसार संंबंंधिि˜त नि�योोजन प्राधिि˜करणांं�चेे म्हणणेे घेेऊन, त्यावरील अहवााल शाासनाास सादर करण्यासाठी प्राधिि˜कृृत करण्यात येेत

आहेे.

ही सूूचनाा, कामकाजाचेे दि�वशीी एक महि�न्याच्या कालाावधीकरीता जनतेेच्या अवलोोकनाार्थथ खालील कार्याा�लयाात उपलब्ध राहील.

(१) संंचालक, नगररचनाा, महाराष्ट्र राज्य, पुुणेे.

(२) वि¦भाागीय आयुुक्त पुुणेे वि¦भााग.

5.9 FOR PUNE

REGIONAL PLAN

Regulation No.5.9.2:- ITP- Regulations for Planning Areas of Sector - R of

Regional Plan of Pune Region

Integrated Township Project is permitted in Sector - R of Regional Plan of

Pune Region with following conditions.

(i) FSI shall be limited to 1.0 as basic FSI along with additional Ancillary

FSI only.

(ii) Maximum Height of building shall be permitted upto 45 meters.

(iii) The mandatory amenities of ITP shall be provided in proportion

with consumption of FSI.

(iv) Remaining provisions of ITP from Regulation No.14.1.1 shall be

applicable in toto.

NOTICE

Maharashtra Regional and Town Planning Act, 1966.

No.TPS-1825/283/CR.77/2025/UD-13.— Whereas, the Government of Maharashtra has

sanctioned the Unified Development Control and Promotion Regulations (hereinafter referred to as

‘the said Regulations’) for the state except Municipal Corporation of Greater Mumbai and some other

Planning Authorities, in the State of Maharashtra under the provisions of the Maharashtra Regional

& Town Planning Act, 1966 (hereinafter referred to as ‘the said Act’) vide Notification No.TPS-1818/

CR.238/18/DP. & RP./Sec.37 (1AA)(c) & sec.20(4)/UD-13, dated 2nd December 2020;

And whereas, in the said Regulations the development of Integrated Township Projects is

prohibited within Sector-R (hereinafter referred to as the "said Sector") of sanctioned Pune Regional

Plan under Section 15 of the said Act, vide Notification dated 25th Novembar 1997;

And whereas, in view of the increasing demand and the need for planned development within

the said Sector, the Government has received representations that, it is necessary to amend the said

Regulations so as to permit limited development under Integrated Township Projects in the said

Sector ;

And whereas, at present, in view of the increasing demand in Sector R, particularly in the

Lonavala region, substantial residential construction and development activities are taking place.

During the preparation of layout plans for residential development on the said land, the prevailing

pattern of development on smaller land parcels is predominantly in the form of individual bungalows.

Consequently, this results in narrow roads, inadequate open spaces, and insufficient amenity areas ;

And whereas, If limited and regulated development is permitted in the said Sector through the

Integrated Township Project (ITP), it would facilitate planned development, providing for well-planned

construction, adequate open spaces, sufficient amenity areas, wider roads, and other infrastructure

in accordance with planning point of view ;

And whereas, as per the said representations and for the Planning point of view, the State

Government is of opinion that, it is necessary to include a new provision in Chapter no. 5 Regulation

No. 5.9 FOR PUNE REGIONAL PLAN of the said regulation as mentioned in ANNEXURE ‘A’ as

appended hereto (hereinafter referred to as ‘the said modification’) ;

Now therefore, in exercise of the powers conferred under Section 20 (3) of the said Act and all

other powers enabling in that behalf, the Government hereby publishes a NOTICE for inviting

suggestions / objections from general public in respect to the said modification. Any objections /

suggestions upon the said modification shall be forwarded, before the expiry of one month from the

date of publication of this NOTICE in Maharashtra Government Gazette, to the Joint Director of

Town Planning, Pune Division, Pune who is hereby authorized as an ‘Officer’ to hear objections /

suggestions and say of concerned Planning Authorities, as applicable, and submit his report to the

Government.

This NOTICE is kept for inspection to the general public in the following offices for the period

of one month on all working days.
