No. 28͸SPA-I-12/2023-CTPU.͸In exercise of powers conferred by Sub-section-(1) of Section-31 of the

Odisha Town Planning and Improvement Trust Act,1956 (Odisha Act-10 of 1957) in the Special Planning Authority,

Talabasta do hereby Notify for the information of General Public that a Draft Spatial Development Plan/Master

Plan for Talabasta Rurban Cluster has been duly prepared comprising of 10 Villages in the Schedule below over

which the said Act has been extended by the Government in Housing and Urban Development Department

Notification No.25898/HUD, dt.4.11.2016 with effect from 4^th November of 2016.

The Plan reports and the zoning regulation in respect of the above Spatial Development Plan/ Master

Plan for Talabasta can be inspected in the Office of the Special Planning Authority, Talabasta, At- Town Planning

Unit, Cuttack Plot No. 1022, Arundaya Market, Link Road, Cuttack-12 on any working day during office hours.

Any objections and suggestions in respect of the said Master Plan proposals including the report and the

zoning regulations may be submitted to Special Planning Authority, Talabasta, At- Town Planning Unit, Cuttack in

duplicate within the 60(sixty) days period with effect from publication of this Notification in Odisha Gazettee.

Hereafter, from the date of the publication of this Notification no person shall erect or proceed with any

building or work or enter into or carry out a contract in respect of the land within the area included in the Master

Plan unless he has applied for and obtained permission from the Special Planning Authority, Talabasta as required

under Sub- Section (3) of Section- 31 of the said Act.

Further, hereafter all Sub- Division layouts intended for parceling out by way of making of larger plots into

smaller plots with adequate provision of roads, open spaces shall have prior approval of the Special Planning

Authority, Talabasta.

Any development which shall be made on any land without the permission of the Special Planning

Authority, Talabasta which is contrary to the Master Plan shall not be taken into account in awarding

compensation in the event of the land being acquired subsequently under the provision of the Orissa Town

Planning & Improvement Trust Act, 1956 for implementation of any scheme violation of any provision of the Act

shall be punished under provision of the said Act.
