NOTIFICATION

The following draft variation to the Narasaraopet Municipality General Town Planning Scheme, the Master Plan, sanctioned in G.O.Ms.No.119, MA&UD (H2) Dept., Dt.07.07.2025 and proposed in exercise of the powers conferred by Section 15 of Andhra Pradesh Metropolitan Region and Urban Development Authorities Act, 2016 (Act No.5 of 2016) is hereby published as required by sub–section (3) of the said section.

Notice is hereby given that the draft will be taken into consideration after the expiry of fifteen days from the date of publication of the notification in Andhra Pradesh Gazette and that any objections or1 suggestions received with respect there-to before expiry of said period will be considered by the Government of Andhra Pradesh. Objections or suggestions should be addressed to the Principal Secretary to Government, Municipal Administration and Urban Development Department, Secretariat, Andhra Pradesh, Velagapudi.

DRAFT VARIATION

Proposal for revision of 2 No. of roads i.e., (1). Sy.No. 107(P), 110 (P), 111 (P), 97 (P) of Narasaraopet (V) at Rajarajewari Nagar road to an length of 925.91 Mts., Proposal for Change of Land Use from Proposed Transportation use to Residential use (deletion of proposed 100 feet wide master plan road), (2). T.S.No's.1772, 2283(P), 2284(P), 1770(P), 1773(P) of Narasaraopet at Navodaya Nagar, to an length of 476.87 Mts., (Reduction of 60'-0" wide master plan road to 40'-0") to the sanctioned master plan of Narasaraopet Municipality and the boundaries of which are as shown in the schedule here and which are in the General Town Planning Scheme (Master Plan) of Narasaraopet Municipality in G.O.Ms.No.119 MA & UD (H2) Dept., Dated.07.07.2025 in the revised part proposed land use map of G.T.P.No. 2/2026/PAUDA available in the Narasaraopet Municipality, Narasaraopet Town / Palnadu Urban Development Authority office, Narasaraopet, subject to the following conditions:

1. The applicant shall obtain prior technical clearance from competent authority before commencement of any development activity at the site under reference.

2. The title and Urban Land Ceiling / Agricultural land ceiling aspect shall be scrupulously examined by the concerned authorities i.e., Urban Development Authorities / Municipal Corporations / Municipalities before issue of building permission / development permission.

3. The above change of land use is subject to the conditions that may be applicable under the Urban Land Ceiling Act, 1976 and A.P. Agriculture Ceiling Act.

4. The owners / applicants are solely responsible for any misrepresentation with regard to ownership / title, Urban Land Ceiling Clearances etc. The owners / applicants shall be responsible for any damage claimed by any one on account of change of land use proposed.

5. The change of land use shall not be used as the proof of any title of the land.

6. The change of land use shall not be used as the sole reason for obtaining exemption from the provisions of Urban Land Ceiling Act, 1976.

7. Any other conditions as may be imposed by the competent authority.
