NOTIFICATION Whereas the draft further to amend the Zonal Regulations of Udupi-Malpe Local Planning Area, approved by the Government, which the Government of Karnataka, proposes to make in exercise of the powers conferred by section 13-E of Karnataka Town and Country Planning Act, 1961(Karnataka Act 11 of 1963), was published in Notification No. UDD 149 MyApra 2019, dated 29.03.2022 in part 4A of the Karnataka Gazette dated 08.07.2022 inviting objections and suggestions from all persons likely to be affected thereby within thirty days from the date of its publication in Official Gazette.
And whereas the said Gazette was available to the public on 8th July, 2022 and whereas no objection or suggestions have been received by the State Government.
Now therefore, in exercise of the powers conferred by Section 13E of the Karnataka Town and Country Planning Act, 1961 (Karnataka Act 11 of 1963), the Government of Karnataka hereby makes the following regulations, namely:-
REGULATIONS
Amendments to the Zoning Regulation of the Master Plan of Udupi-Malpe Local Planning Area.

No. RNP/KA/BGS/2202/2017-19 Licensed to post without prepayment WPP No. 297 2 Under sub clause b: 'Uses that are permitted under special circumstances by the authority' ofRegulation No.7 the words "residential developments within the area reserved for natural expansion of villages and buildings in such areas should not exceed 2 floors (Ground +one) with a total floor space of 200sq.mt or less" shall and shall always be substituted with the following words;
"residential building not exceeding 280.0sq.m subject to maximum ground coverage of 45% for extent of lands above 5cents and up to 7cents and 35% for extent of lands above 7cents and up to 10cents, inclusive of ground and first only, in agriculture zone with non agriculture zone diversion for an extent of 404.0sq.m, since there are no gramatanas in this region. The basic infrastructure necessary for such developments shall be developed and maintained by the owner. The approach road for such portion of land being developed shall be as per these regulations. These regulation shall not apply to revenue land (non-converted) sub-divided after the coming into force of these regulations".
