जाहीर सूचना
क्रमांक नियोजन/म्हाळुंगे-माण नरयो क्र. १/४३४/२०२२.--ज्याअर्थी, प्राथमिक नगर रचना योजना क्रमांक १ म्हाळुंगे-माण ही शासनाच्या नगर विकास विभागाने अधिसूचना क्रमांक टीपीएस-१८१८/१६७३/प्र.क्र. २५६/१८/नवि-१३, दिनांक २ डिसेंबर २०१९ अन्वये महाराष्ट्र प्रादेशिक नियोजन व नगर रचना अधिनियम, १९६६ च्या कलम ८६ (१) (यापुढे उक्त अधिनियम असा उल्लेख केला आहे) नुसार मंजूर केली असून ती दिनांक १० ेब्रुवारी २०२० रोजी अमलात आलेली आहे (यापुढे उक्त प्राथमिक योजना असा उल्लेख केला आहे );
आणि ज्याअर्थी, उक्त अधिनियमाच्या कलम ४० (१) व ४० (१) घ अन्वये, शासन नगर विकास विभागाची अधिसूचना क्रमांक टीपीएस-१८२१/११६७/ प्र.क्र. ९८/२०२१/नवि-१३, दिनांक १४ जुलै २०२१ नुसार पुणे महानगरपालिका हद्दीतील मौजे म्हाळुंगे व इतर एकूण २३ गावांचे क्षेत्र अधिसूचित करून त्याकरिता पुणे महानगर प्रदेश विकास प्राधिकरणाची विशेष नियोजन प्राधिकरण म्हणून नियुक्ती करण्यात आली आहे ;
आणि ज्याअर्थी, पुणे महानगर प्रदेश विकास प्राधिकरणाने ठराव क्रमांक ०३, दिनांक १४ ऑक्टोबर २०२१ नुसार मंजूर प्राथमिक म्हाळुंगे-माण नगर रचना योजना क्रमांक १, मधील पूररेषेने बाधित होणारे अंतिम भूखंड हे बांधकामयोग्य राहण्यासाठी त्यांचे मुळा नदीच्या निया पूररेषेबाहेर इतरत्र स्थलांतर व पुनर्रचना करण्याकरिता महाराष्ट्र प्रादेशिक नियोजन व नगर रचना अधिनियम, १९६६ च्या कलम ९२ अन्वये उक्त प्राथमिक योजनेत ेरार करणेचा निर्णय घेतलेला आहे ;
आणि ज्याअर्थी, पुणे महानगर प्रदेश विकास प्राधिकरणाने संचालक, नगर रचना, महाराष्ट्र राज्य, पुणे यांच्याशी विचारविनिमय करून तयार केलेली आहे व संचालक, नगर रचना, महाराष्ट्र राज्य, पुणे यांनी उक्त अधिनियमातील कलम ६१ (१) अन्वये प्रारूप नगर रचना योजनेबाबत अभिप्राय/मुद्दे पत्र क्रमांक ३८७२, दिनांक २७ जुलै २०२२ अन्वये कळविले आहे.
त्याअर्थी, उक्त अधिनियमाचे कलम ६१ (१) व त्याखालील नियमानुसार सूचना करण्यात येत आहे की, उक्त प्रारूप प्रारंभिक म्हाळुंगे-माण नगर रचना परियोजना क्रमांक १, (प्रथम ेरबदल), पुणे महानगर प्रदेश विकास प्राधिकरण ठराव क्रमांक १, दिनांक १० ऑगस्ट २०२२ अन्वये प्राधिकरण कार्यालयामध्ये दिनांक १० ऑगस्ट २०२२ रोजी प्रसिद्ध करण्यात येत आहे.
उक्त योजनेचा नकाशा व अहवाल पुणे महानगर प्रदेश विकास प्राधिकरणाच्या कार्यालयात कामकाजाच्या दिवशी कार्यालयीन वेळेत नागरिकांच्या अवलोकनार्थ खुले ठेवण्यात आले आहेत. तसेच नागरिकांना उक्त योजनेच्या नकाशाची किंवा अहवालाची प्रत किंवा त्यातील भागाची प्रत विहित मूल्य प्राधिकरण कार्यालयात जमा केल्यानंतर विक्रीसाठी उपलब्ध राहील.

एच-१६६, भाग एक-असा. (पु.वि.पु.)--- ७२ महाराष्ट्र शासन राजपत्र, भाग एक-असाधारण -- पुणे विभागीय पुरवणी, १० ऑगस्ट २०२२ / श्रावण १९, शके १९४४ उक्त योजना प्रसिद्ध केलेली असून उक्त अधिनियमाच्या कलम ६७ (१) महाराष्ट्र शासन राजपत्र, पुणे विभाग, भाग-एकमध्ये सूचना प्रसिद्ध झाल्याच्या दिनाकांपासून ३० (तीस) दिवसांच्या आत उक्त योजनेमुळे बाधा पोहोचलेल्या कोणत्याही इसमाने उक्त योजनेसंबंधी कोणताही आक्षेप वा सूचना लेखी, मा. महानगर आयुक्त तथा मुख्य कार्यकारी अधिकारी, पुणे महानगर प्रदेश विकास प्राधिकरण, पुणे यांचे नावे नवीन प्रशासकीय इमारत, आकुर्डी रेल्वे स्टेशनजवळ, आकुर्डी, पुणे - ४११ ०४४ या कार्यालयात सादर करावे, म्हणजे उक्त योजना प्राधिकरणात उक्त अधिनियमाचे कलम ६८(१) च्या तरतुदीनंतर मंजूर करण्यापूर्वी, उक्त अधिनियमाच्या कलम ६७ नुसार योग्य त्याप्रमाणे त्यांचा विचार करण्यात येईल व आवश्यक तर उक्त योजनेत ेरार / दुरुस्ती करण्यात येईल याची कृपया नागरिकांनी नोंद घेऊन प्राधिकरणास सहकार्य करावे.

Preliminary Mhalunge-Maan Town Planning Scheme No. 1 (First Varied)
Under Section 61 (1) of the Maharashtra Regional and Town Planning Act, 1966
Public Notice
No. Planning/Mhalunge-Maan TPS No. 1/434/2022.––Whereas, the Preliminary Town Planning Scheme No. 1 (Mhalunge-Maan) has been sanctioned by the Government under sub-section (1) (a) of Section 86 of the Maharashtra Regional and Town Planning Act, 1966 (hereinafter, referred to as 'the said Act') vide Government in Urban Development Department Notification No. TPS-1818/1673/ CR-256/18/UD-13, dated 2nd December 2019 and has come into force with effect from 10th February 2020 (hereinafter referred to as 'the said preliminary scheme');
and whereas, Government of Maharashtra in Urban Development Department vide Notification No. TPS-1821/1167/CR-98/2021/UD-13, dated 14th July 2021 declared the Pune Metropolitan Area as notified area under sub-section (1) of Section 40 and sub-section (1), (d) of Section 40 of the said Act and appoint Pune Metroplitan Region Development Authority as the Special Planning Authority for the Mhalunge and other 23 total villages included in the Pune Municipal Corporation ;
and whereas, Pune Metropolitan Region Development Authority, vide Resolution No. 3, dated 14th October 2021 has, decided to vary the said Preliminary Scheme under Section 92 of the said Act, to shift and relocate such final plots elsewhere beyond the blue lines of Mula River in order to make them buildable by maintaining their potentiality and to make such modifications in the preliminary scheme, wherever necessary ;
and whereas, the Pune Metropolitan Region Development Authority after consulting the Director of Town Plannng, Maharashtra State, Pune has prepared the said scheme in accordance with provisions of the said Act and rules thereunder and Director of Town planning Maharashtra State, Pune has communicated vide Letter No. 3872, dated 27th July 2022 some points / opinion to the publication of Draft Town Planning Scheme under Section 61 (1) of the said Act.
Now, therefore, under Section 61 (1) of the said Act, to the said Draft Town Planning Scheme is published in the office of the Pune Metropolitan Region Development Authority on this day 10th August 2022 vide its Authority's Resolution No. 1, dated 10th August 2022.
A copy of the said scheme and plan thereof are kept open for inspection by the public during office hours on all working days in the office of the Pune Metropolitan Region Development Authority. A copy of the plan and Scheme book of the said scheme or part thereof can be obtained after payment of prescribed fees.
महाराष्ट्र शासन राजपत्र, भाग एक-असाधारण -- पुणे विभागीय पुरवणी, १० ऑगस्ट २०२२ / श्रावण १९, शके १९४४ ३In accordance with provision of Section 67 of the said Act / if within thirty (30) days from the date of publication of this notice in the Maharashtra Government Gazette, any person affected by the said Scheme, communicates in writing any objection and / or suggestions relating to the said draft scheme to the Metropolitan Commissioner and Chief Executive Officer, Pune Metropolitan Region Development Authority having office at New Administrative Building, Near Akurdi Railway Station, Akurdi, Pune-411044. Authority shall consider the same and modify the said scheme under Section 67 of the said Act, as it thinks fit before sanctioning the said draft scheme under Section 68 (1) of the said Act.
