The Maharashtra Regional & Town Planning Act, 1966:

No.TPS-3723/531/C.R.73/2023/UD-30:- Whereas, the Revised Development Plan of Latur City (R.+E.L.), has been sanctioned by the Government under section 31 of the Maharashtra Regional and Town Planning Act, 1966 (Maharashtra Act No. XXXVII of 1966) (hereinafter referred to as "the said Act") vide Notification No. TPS-3700/471/ CR-153(A)/2000/UD-30, dt. 02.01.2002 and has come into force with effect from dt. 18.02.2002 (hereinafter referred to as "the said Development plan");

And whereas, in the said Development Plan, the land bearing Survey No. 16(Partly) and 17(Partly) of Mauje Kanheri, Dist Latur area admeasuring 6 Heet. 35 Are (hereinafter referred to as "the said Reserved Land") is reserved for Site No. 153- 'Play Ground' and Site No. 156- "Garden". (hereinafter referred to as "the said Reservations");

And whereas, it is observed that, the said Land had neither been acquired, within prescribed time period from the date of service of Notices, nor Notification of land acquisition required under section 126(4) of the said Act, read with section 19 of the Right to Fair Compensation of Transparency in Land Acquisition, Rehabilitation & Resettlement Act, 2013, been published within prescribed time period by the said Appropriate Authority. And, in consequence thereof, the Government of Maharashtra is of opinion that, the said Reservations on the said Land stands lapsed as per the provisions of section 127(1) of the said Act:

Now, therefore, in exercise of the powers conferred by sub-section (2) of section 127 of the said Act and of all other powers enabling it in that behalf, the Government of Maharashtra, as mentioned in the Annexure below, hereby notifies that, the said Reservations i.e Site No. 153- "Play Ground" (Partly) and Site No. 156- "Garden" (Partly) as specified in the Sanctioned Development Plan of Latur City (Revised and Extended Limit), stands lapsed to the extent of area admeasuring 8815 Sq. Meter and 4266.50 Sq. Meter respectively bearing Survey No.16(Partly) of Mauje Kanheri, Dist Latur and the area so released will be available to the owners for the purpose of development as otherwise permissible in the case of adjacent land under the said Development Plan.

And whereas, even after service of the said Notice as aforesaid, the said and had neither been acquired, within prescribed time period nor the Notification of land acquisition required under section 126 (4) of the said Act, read with Section 19 of the Right to Fair Compensation of Transparency in Land Acquisition, Rehabilitation & Resettlement Act. 2013, has been published by the said Appropriate Authority within prescribed time period from the date of the service of said Notices under sub-section (1) of section 127 of the said Act:

A copy of the Part Plan, showing the area of the said Reservations which have been lapsed vide this Order, is available in the office of the Commissioner, Latur Municipal Corporation, Dist. Latur during office hours on all working days for inspection of public for the period of One month.

Now, therefore, in exercise of the powers conferred by sub-section (2) of section 127 of the said Act and of all other powers enabling it in that behalf, the Government of Maharashtra, as mentioned in the Annexure below, hereby notifies that, the said Reservation i.e "Site No. 164- Play Ground" (Partly) as specified in the Sanctioned Development Plan of Latur City (Revised and Extended Limit), stands lapsed to the extent of area admeasuring 8694 Sq. Meter out of the total area admeasuring 1.87 Hect. bearing Survey No.32 (Partly) of Mauje Kanheri, Dist Latur and the area so released will be available to the owners for the purpose of development as otherwise permissible in the case of adjacent land under the said Development Plan.

Now, therefore, in exercise of the powers conferred by sub-section (2) of section 127 of the said Act and of all other powers enabling it in that behalf, the Government of The Maharashtra Regional & Town Planning Act, 1966:

No.TPS-3720/262/2019/CR-23/2020/UD-30:-

Whereas, the Development Plan of Latur (R+E.A.) has been sanctioned by the Government under section 31 of the Maharashtra Regional and Town Planning Act, 1966 (Maharashtra Act No. XXXVII of 1966) (hereinafter referred to as "the said Act") vide Notification No. TPS-3700/471/ CR-153(A)/2000/UD-30, dt. 02.01. 2002 and has come into force with effect from dt. 18.02.2002 (hereinafter referred to as "the said Development plan");

Maharashtra, as mentioned in the Annexure below, hereby notifies that, the said Reservations i.e. Site No.135- 'Vegetable Market & Shopping Center' and Site No. 129-'Primary School & Play Ground' (Partly). as specified in the Development Plan of Latur (R.+E.A.), stands lapsed to the extent of area admeasuring 0 Hect. 55 Are. and 0 Hect. 46.50 Are. respectively, bearing Survey No. 1/2 (Partly) of Mauje Kanheri. Dist Latur and the area so released will be available to the owners for the purpose of development as otherwise permissible in the case of adjacent land under the said Development Plan.

And whereas, in the said Development Plan, the land

reserved for Site No.129 - 'Primary School & Play Ground' (Partly) (hereinafter referred to as "the said Land" of the said Reserved Land, in reference to the Said Reservations, had served a notice dated 23.04.2014 under section 127(1) of the said Act to the said Appropriate Authority, being the Planning Authority (hereinafier referred to as "the said Notice");

And whereas, even after service of the said Notice as aforesaid, the said Land had neither been acquired, within A copy of the Part Plan, showing the area of the said Reservations which have been lapsed vide this Order, is available in the office of the Commissioner, Latur Municipal Corporation, Dist. Latur during office hours on all working days for inspection of public for the period of One month.

This Order shall also be published on the Govt. website www.maharashtra.gov.in (Acts/ Rules).

The Maharashtra Regional & Town Planning Act, 1966:

No.TPS-3123/719/CR-113/2023/UD-30:- Whereas, the Development Plan of Parbhani City (Revised + Additional Area) Dist. Parbhani has been sanctioned by the Government under section 31 of the Maharashtra Regional and Town Planning Act, 1966 (Maharashtra Act No. XXXVII of 1966) (hereinafter referred to as "the said Act") vide Notification No.TPS-3199/130/CR-33/99/UD-30. dated the 30.09.1999 and has come into force with effect from the 16.12.1999 (hereinafter referred to as "the said Development Plan");

"The land admeasuring 1.82 Hect.bearing Gat

No.604/1/A of Mauje Parbhani, is deleted from Agriculture

Zone and the land so released is included in Residential

Zone as shown on plan, subject to following conditions-

Condition No.1 - While developing the land under

modification, in addition to 10% open space, it is mandatory

to provide additional 10% amenity space.

Condition No.2 -The abovesaid amenity space shall be

developed as per the provision of the Sanctioned Unified

Development Control and Promotion Regulations.

Condition No.3 - It is mandatory for the Land Owner/

Developer to develop infrastructure amenities, at his own

cost.

Condition No.4 - If the abovesaid infrastructure amenities

are proposed to be developed by stages, then sale of plots

shall be monitored by the Commissioner, Parbhani City

Municipal Corporation, Dist. Parbhani, in relation to

expected development of civic amenities as per the stages

given below.

And whereas, the land owner of the said Land, has deposited 50% the Government share of 5% premium amount of Rs.2,09,300/-, for 1.82 Hect. area which is included in Agriculture Zone, as per the rate of said Land as prescribed in the Annual statement of rates (ASR) for the year 2023-24, in the Government Treasury vide challan, dated the 12.01.2024, through the Assistant Director of Town Planning, Parbhani Branch, Parbhani and the remaining 50% of the 5% premium amount of Rs.2,09,300/- has been deposited with the Parbhani City Municipal Corporation, Dist. Parbhani, dated the 11.01.2024:

In case of violation of the above, the layout and non- agriculture permission will be eligible for revocation.

If group housing is to be developed in the layout, occupation certificate should not be issued unless all the infrastructure facilities are developed.

A copy of the part plan showing the aforesaid sanctioned modification shall be available in the office of the Commissioner, Parbhani City Municipal Corporation, Dist. Parbhani during office hours on all working days for inspection of public for a period of one month.

This Notification shall also be published on the Govt. website www.maharashtra.gov.in/Acts & Rules.

And, in consequence thereof, the The Maharashtra Regional & Town Planning Act, 1966: Government of Maharashtra is of opinion that, the said Reservation on the said Land stands lapsed as per the No. TPS-3123/675/C.R.107/2023/UD-30:- Whereas, the Development Plan of Parbhani City, Dist- Parbhani (Revised+Extended Area) has been sanctioned by the Government under section 31 of the Maharashtra Regional and Town Planning Act. 1966 (Maharashtra Act No. XXXVII of 1966) (hereinafter referred to as "the said Act") vide Urban Development Department's Notification No.TPS-3199/130/CR- 33/99/UD-30, dated the 30.09.1999 and has come into force with effect from dated the 16.12.1999 (hereinafter referred to as "the said Development Plan");

And whereas, in the said Development Plan, 'Site No.7/01 "Post Office" thereinafter referred to as "the said reservation") is proposed on the area admeasuring 1876.84 Sq. Mts.

(hereinafter referred to as "the said Land") bearing Survey No.289 (Part) of Mauje Parbhani, Taluka & Dist. Parbhani;

provisions of section 127(1) of the said Act;

Now, therefore, in exercise of the powers conferred by sub-section (2) of section 127 of the said Act and of all other powers enabling it in that behalf, the Government of Maharashtra, as mentioned in the Annexure below, hereby notifies that, the said Reservation as specified in the Sanctioned Development Plan of Parbhani Municipal Corporation (Revised + Extended Area). Stands lapsed to the extent of area admeasuring 1876.84 Sq. Mts. bearing Survey No.289 (Part) of Mauje Parbhani, Taluka & Dist. Parbhani.

And the area so released will be available to the Owners for the purpose of development as otherwise permissible in the case of adjacent land under the said Development Plan.

ANNEXURE

And whereas, even after service of the said Notice as aforesaid, the said Land had neither been acquired, within prescribed time period nor the Notification of land acquisition required under section 126 (4) of the said Act, read with Section 19 of the Right to Fair Compensation of Transparency in Land Acquisition, Rehabilitation & Resettlement Act. 2013, has been published by the said Appropriate Authority within prescribed time period from the date of the service of said A copy of the Part Plan, showing the area of the said Road which has been lapsed vide this Order, is available in the office of the Commissioner, Parbhani Municipal Corporation, Dist. Parbhani during office hours on all working days for inspection of public for the period of one month.

This Order shall also be published on the Govt. website www.maharashtra.gov.in (Acts/Rules).
