आणि ज्याअर्थी, उक्त विकास योजनेत मौजा भानेगाव खसरा क्र. १६३, १६२, १५२, १४७, १४६, १४५, १४४ व १८३ तसेच मौजा सुरादेवी, सव्र्हे क्र. ३६/१ व मौजा वारेगांव, सव्र्हे क्र. १८९/१ व १८९/२ येथील राष्ट्रीय आपदा मोचन बल, अकॅडमी नागपूर या प्रकल्पाच्या जागेतून पुढे मौजा सुरादेवी, खसरा क्र. ८१, ८३, ८४ व मौजा वारेगांव, खसरा क्र. १८९, १८८, १८७, १८५ व १७४ पयर्ंत मंजूर विकास योजनेत ३०.० मी. रूंद विकास योजना रस्ता प्रस्तावित आहे. ( Point C to D). (यापुढे "उक्त रस्ता" असे संबोधले आहे) ;
आणि ज्याअर्थी, उक्त रस्ता (Point C to D) वगळून त्याऐवजी मौजा वारेगाव येथील राष्ट्रीय महामार्ग क्र. २४७ पासून खसरा क्र. अनुक्रमे १९८, १९६, १९७, १९२ व १८९ मधून जाणाया प्रस्तावित २४.० मी. रूंद रस्त्यास (Point A to B) ३०.० मी. रूंदीकरण, तसेच मौजा वारेगांव, खसरा क्र. १४३, १५६, १८०, १८१, १८२, १८३, १८४ व १८५ मधून जाणाया विद्यमान रस्त्याचे संरेखन (Point B to C) विचारात घेवून नव्याने ३०.० मी. रूंद रस्ता (Point A to C ) प्रस्तावित करणेस्तव महाराष्ट्र प्रादेशिक नियोजन व नगर रचना अधिनियम, १९६६ चे कलम ३७ (१) अन्वये फेरबदल करण्याचे ठरविले आहे. सदर क्षेत्राकरीता नागपूर महानगर प्रदेश विकास प्राधिकरण हे नियोजन प्राधिकरण आहे व यासाठी विषय क्र. ३/०९/१२/०२/२०२५ अन्वये प्राधिकरणाची मान्यता प्रदान करण्यात आलेली आहे ;
त्याअर्थी, उपरोक्त फेरबदलाबाबतची सूचना नागपूर महानगर प्रदेश विकास प्राधिकरण, स्टेशन रोड, सदर, नागपूर - ४४०००१ या कार्यालयात कामकाजाच्या सर्व दिवशी कार्यालयीन वेळेत जनतेच्या निरिक्षणासाठी खुली ठेवण्यात आलेली आहे, सदर सूचना प्राधिकरणाच्या www.nmrda.org या संकेतस्थळावर उपलब्ध करून देण्यात येत आहे. तरी नागरिकांना सूचित करण्यात येते की, ही सूचना महाराष्ट्र शासन राजपत्रात प्रकाशित ना.-एक-अ-१ (१५२८).
(१)२ महाराष्ट्र शासन राजपत्र असाधारण भाग एक-अ नागपूर विभागीय पुरवणी, एप्रिल २९, २०२५/वैशाख ९, शके १९४७ झाल्याच्या तारखेपासून एक महिन्याच्या कालावधीत उपरोक्त फेरबदलाच्या संबंधात ज्या सूचना किंवा हरकती नागपूर महानगर प्रदेश विकास प्राधिकरणाकडे प्राप्त होतील, त्यावर नागपूर महानगर प्रदेश विकास प्राधिकरणाकडून सुनावणी देण्यात येईल. तद्नंतर फेरबदलाचा उक्त प्रस्ताव शासनाकडे मंजुरीस्तव सादर करण्यात येईल.

NOTICE
No. D.P. (NMRDA)-Notification-Sec 37-5762-2025.—
Whereas, the Development Plan of Nagpur Metropolitan Region Development Authority has been partially sanctioned by the Government under the provision of Maharashtra Regional and Town Planning Act, 1966 section 31(1) vide Urban Development Department Notification No.-TPS-2416-CR- 122(a)-2016-UD-9, Dated 05th January, 2018 and came into force from 9th February, 2018. Excluded part of Development Plan has been sanctioned vide Government Notification No.-TPS-2416-CR-122(b)-EP- 2016-UD-9, Dated 21st February 2019. (hereinafter referred to as " said Development Plan ") ;
And whereas, in the Sanctioned Development Plan, 30.00 m. wide development plan road is proposed (Point C To D) passing through Mouza Bhanegaon Survey No. 163, 162, 152, 147, 146, 145, 144 and 183 as well as Mouza Suradevi, Survey No. 36/1 and Mouza Waregaon, Survey No. 189/1 and 189/2, from the land of National Disaster Response Force Academy, Nagpur and further the same road is extended up to Mouza Suradevi, Survey No. 81, 83, 84 and Mouza Waregaon, Survey No. 189, 188, 187, 185 and 174 (hereinafter referred to as the " said road ") ;
And whereas, it is proposed to delete the said road (Point C To D) from the Sanctioned Development Plan, and in place of that 30.0 mt. Road widening is proposed to the 24.0 mt. wide proposed Road (Point A To B) passing through Mouza Waregaon, Survey No. 198, 196, 197, 192 and 189 from National Highway No. 247. and whereas, further Considering the alignment of the existing road passing through Mouza Waregaon, Survey No. 143, 156, 180, 181, 182, 183, 184 and 185 (Point B To C), a new 30.0 mt.
wide road is proposed (Point A To C). And it has been decided to make the said changes under Section 37 (1) of the Maharashtra Regional Planning and Town Planning Act, 1966. And for the said area Nagpur Metropolitan Region Development Authority is the Planning Authority and Accordingly the Authority has passed the Resolution No. 3/09/12/02/2025, to make the aforesaid modification.
Therefore, the said notice is kept open at the office of the Nagpur Metropolitan Region Development Authority, Station Road, Sadar, Nagpur-440001 for inspection by public, during office hours on all working days. This Notice is also available on official website www.nmrda.org. The suggestions and objections which may be received to Nagpur Metropolitan Region Development Authority in respect of the said modification to the UDCPR within a period of one month from the date of publication of this notice in the Maharashtra Government Gazette will be heard by the Nagpur Metropolitan Region Development Authority before submitting the said modification proposal, to the State Government for sanction.

आणि ज्याअर्थी, नागपूर महानगर प्रदेश विकास प्राधिकरणाच्या मंजूर विकास योजनेतील ९ अर्बन सेक्टर मधील व North-B Sector मधील अंतभर्ूत गावठाणाच्या अनुषंगाने गावाचे लोकसंख्येनुसार विवक्षित अंतरापयर्ंत कृषी विभागात रहिवास वापर अनुज्ञेय करण्याकरीता उक्त नियमावलीतील Chapter 10, City Specific Regulation मधील विनियम क्र. १०.४.४ मध्ये नव्याने तरतुद समाविष्ट करण्यास्तव उक्त अधिनियमाच्या कलम ३७ (१) अन्वये फेरबदल करण्याचे ठरविले आहे. यासाठी विषय क्र. ५/०९/१२/०२/२०२५ अन्वये प्राधिकरणाची मान्यता प्रदान करण्यात आलेली आहे. त्याचा तपशील खालीलप्रमाणे आहे. ---

And whereas, Unified Development Control and Promotion Regulations are sanctioned by the State Government under Section 37(1AA)(c) and Section 20(4) of the Maharashtra Regional & Town Planning Act, 1966 (hereinafter referred to as said Act) vide Notification No. TPS-1818-C.R.236-18-DP&RP- Sec.37(1AA) (c) & Sec.20(4)-UD-13, Dated 02nd December, 2020 ;
And whereas, in the Sanctioned Development Plan of Nagpur Metropolitan Region Development Authority, it is proposed to allow Residential use within Agriculture Zone up to specified distance based on village population within the area of nine urban centres and north- B sector and accordingly new provision will be included in the UDCPR in Chapter 10 City Specific Regulations as regulation no. 10.4.4 under Section 37 (1) of the said Act. Accordingly the Authority has passed the Resolution No. 5/09/12/ 02/2025 to make the aforesaid modification. Details of said modification are as follows.–

As Per UDCPR-2020, Chapter 10 of the Regulation No. 10.4.4 (a) in Gaothan bound- ary within the 9 urban centres and North-B Sector residential use within the agricultural zone can be permitted up to a speci- fied distance based on the village population.

10.4.4 (a) In the villages in Rural area / Rural Centre and in the area under agriculture Zone in nine urban centres and North-B sector , Residential Development or development allowed in Residen- tial Zone, may be permitted within the periphery of Gaothan boundary as per the criteria given below. Whereas, the Development Plan of Nagpur Metropolitan Region Development Authority has been partially sanctioned by the Govt. vide Urban Development Department Notification No. TPS-2416-CR- 122(a)-2016-UD-9, dated 05th January, 2018 and came into force from 9th February, 2018. Excluded part of Development Plan has been sanctioned vide Government Notification No. TPS-2416-CR-122(b)-EP-2016- UD-9, dated 21st February 2019. (hereinafter referred to as "said Development Plan") ;
And whereas, in the Sanctioned Development Plan, the said land of Mouza- Pewtha, Tah - Nagpur (Gramin), Khasra No. 77/1 is included in Agriculture Zone and 24.0 M Road widening, with an area of 2.19 hectares and whereas, Khasra Nos. 80/1 are included as per SM-698, in Agriculture Zone (Subject to Note-1), with areas of 2.87 hectares thereby admeasuring total area of 5.06 hectares (hereinafter referred to as "said Land" ) ;
And whereas, as per Section 37(1) of the Maharashtra Regional and Town Planning Act, 1966, Nagpur Metropolitan Region Development Authority has decided to deleted Agriculture Zone of said land and to be included in "Residential Zone." The Planning Authority for the said land is Nagpur Metropoli- tan Region Development Authority. The Authority has passed Resolution No. 2(vi)/09/12/02/2025, has to make the aforesaid modification;
Therefore, the part of said Development Plan showing the aforesaid modification are kept open at the office of the Nagpur Metropolitan Region Development Authority, Station Road, Sadar, Nagpur-440001 for inspection by public during office hours on all working days. This Notification shall also be available on the this office website www.nmrda.org The suggestions and objections which may be received to Nagpur Metropolitan Region Development Authority in respect of the said modification to the Develop- ment Plan within a period of one month from the date of publication of this notice in the Maharashtra Government Gazette will be heard by the Nagpur Metropolitan Region Development Authority before submitting the said modification proposal, to the State Government for sanction.
