नागपुूरा शाहराची साुधारिरात विकासा योजना महाराष्ट्र प्रादेविशाक नागरा राचीना अविधाविनायोम, १९६६ चीे कलम ३७ (१) अन्योे शासाना, अविधासाूचीना नागरा विकासा विभाग क्र. विपुीएसा-२४९६-२६४३- प्रा.क्र. ३०० (अ)९७ नाी-९, विदे. ०७ जानाेाराी २००० अन्योे मजुरा झाली असाूना ती विदे. ०१ माचीच २००० पुासाूना अमलात आली आहे. तसाेची गळलेल्योा भागाची विकासा योजना शासाना अविधासाूचीना, नागरा विकासा विभाग क्र. विपुीएसा-२४००-१६२८-साी.आरा.-२००-नावि-९, विदे. १०.०९.२००१ अन्योे मजुरा झाली असाूना ती विदे. २१ साप्‍ंबरा, २००१ पुासाूना अमलात आलेली आहे. तसाेची शासानाचीे नागरा विकासा विभागाचीे अविधासाूचीना क्र. विपुीएसा-२४०१-८८५-प्रा.क्र.७६/ नावि-९,विदे. २७.फेब्रुाराी, २००२ अन्योे नागपुूरा साुधारा प्रान्योासाच्योा क्षेत्रांाअतगचत सात योजनाचीे क्षेत्रां गळूना उचराीत नागपुूरा शाहराकराीता नागपुूरा महानागरापुाविलकेला विनायोजना प्राविधाकराण म्हणूना घोवित केलेले आहे. तथाविपु शासानाकडील नागरा विकासा विभागाची अविधासाूचीना क्र. विपुीएसा-२४१९-१४१९- प्रा.क्र. १५४/२०१९-नावि-९, विदे.२७ ऑगस्‍, २०१९ अन्योे सापुूणच क्षेत्रांाकराीता नागपुूरा महानागरापुाविलका विनायोजना प्राविधाकराण म्हणूना घोवित केलेले होते. तद्नातरा शासानाकडील शासाना विनाणचयो क्र. विपुीएसा-२४१९ / प्रा.क्र.- १५४ (भाग-१) / २०१९-नावि-९, विदे ०९ एविप्राल, २०२१ अन्योे ७ योजनाेतील स्‍माट विसाी अतगचत नागरा राचीना योजनाेतील क्षेत्रां गळूना पुन्हा त्योा क्षेत्रांाकराीता नागपुूरा साुधारा प्रान्योासाला विनायोजना प्राविधाकराण म्हणूना घोवित केलेले आहे. ना.-एक-अ-१(२५३७).
(१)२ महाराष्ट्र शासन राजपत्र असाधाराण भाग एक-अ नागपूरा विभागीय पुराणी, जानेाराी २१, २०२६/माघ १, शाके १९४७ आविण ज्योाअथाी, मौजा-बोरागा योेथाील खसारा क्र. १५७/६ पुैकी १५८ पुैकी, १६३ पुैकी मधाील १.२२८ हेक्रा क्षेत्रांाची जागा MNW-२७ माध्योविमक शाळेकराीता राखी असाूना, उक्त आराक्षेणाचीे सामुविचीत प्राविधाकराण नागपुूरा महानागरापुाविलका/खाजगी सास्‍था म्हणूना आहे. सादेरा आराक्षेणाच्योा जागेकराीता नागपुूरा महानागरापुाविलका विनायोजना प्राविधाकराण आहे.
नागपुूरा महानागरापुाविलकेनाे आराक्षेण क्र. MNW-२७ माध्योविमक शाळेच्योा राखी जागेच्योा अनाुगानाे ६२९४.४५३ चीौ.मी. क्षेत्रांाची जागा ताब्योात घोेतलेली असाूना, त्योाबाबतची नांदे आविख पुवित्रांकेत आहे. तसाेची मजूरा अविभान्योासा नाकाशानाूसारा माध्योविमक शाळेकराीता ६३६१.०० चीौ.मी. एढे क्षेत्रां नामूदे आहे. नागपुूरा महानागरापुाविलकेनाे ताब्योात घोेतलेल्योा जागेच्योा आकारामानानाूसारा राखी जागेच्योा स्‍थानामानात बदेल कराणेची कायोचाही कराणे आश्योक होते, तथाविपु तशाी कायोचाही योापुूी कराण्योात आलेली नाही. त्योामुळे नागपुूरा महानागरापुाविलकेच्योा ताब्योातील ६२९४.४५३ चीौ.मी. क्षेत्रांापुैकी जे क्षेत्रां आराक्षेण क्र. MNW -२७ माध्योविमक शाळेसाठी राखी आहे, त्योापुैकी साुमाराे ३२५८.१६ चीौ.मी. क्षेत्रांाची जागा मजूरा विकासा योजनाेत देशाचविलेल्योा आराक्षेणाच्योा हद्दीनाूसारा असाूना, उचराीत क्षेत्रां राविहासा विभागात सामाविष्‍ठी आहे.
त्योामुळे उक्त आराविक्षेत माध्योविमक शाळेच्योा जागेच्योा नामाविभाधानामध्योे फेराबदेल करायोाचीे झाल्योासा आराक्षेण क्र. MNW-२७ माध्योविमक शाळेच्योा राखी जागेपुैकी ३२५८.१६ चीौ.मी. क्षेत्रांाच्योा जागेत फेराबदेल कराणे आश्योक आहे. त्योाबाबत विकासा योजनाेच्योा भाग नाकाशात सादेरा क्षेत्रां देशाचूना भाग नाकाशा साोबत सादेरा केलेला आहे. तसाेची योा भागात माध्योविमक शाळेकराीता जागेची आश्योकता नासाूना, माध्योविमक शाळेचीा प्रास्‍ता नासाल्योाचीे विशाक्षेणाविधाकाराी, महानागरापुाविलका, नागपुूरा योानाी कळविलेले आहे.
कायोचकाराी अविभायोता, प्राधानामत्रांी आासा योजनाेमाफेफत उक्त जागेरा प्राधानामत्रांी आासा योजना (PMAY) विकसाीत करायोाचीे असाल्योाचीे कळविले आहे. त्योामुळे आराक्षेण क्र. MNW- २७ माध्योविमक शाळेकराीता राखी १.२२८ हेक्रा जागेपुैकी ३२५८.१६ चीौ. मी.
क्षेत्रांाची जागा नागपुरा महानागरापुाविलकेच्योा ताब्योात असाल्योानाे सादेरा जागेसा मजूरा अविभान्योासातील १२.०० मी. रुंदेीचीा रास्‍ता पुोची म्हणूना असाल्योानाे सादेरा आराक्षेण क्र. MNW-२७ माध्योविमक शाळेचीे आराविक्षेत जागेपुैकी ३२५८.१६ चीौ.मी. जागेचीे नामाविभाधाना बदेलूना "Public Housing" (साचजविनाक गृहविनामाचण) असाे कराणेकराीता साुधाराीत मजूरा विकासा योजनाेमध्योे महाराष्ट्र प्रादेविशाक विनायोजना नागरा राचीना अविधाविनायोम, १९६६ चीे कलम ३७ अन्योे फेराबदेल प्रास्‍ता कायोाचन्विन्त कराणे आश्योक आहे.
नागपुूरा शाहराच्योा मजूरा विकासा योजना साुधाराीत मध्योे मौजा- बोरागा, खसारा क्र. १५७/६ पुैकी, १५८ पुैकी १६३ मधाील आराक्षेण क्र. MNW-२७ माध्योविमक शाळेचीे राखी क्षेत्रां १.२२८ हेक्रा जागेपुैकी नागपुूरा महानागरापुाविलकेच्योा ताब्योात असालेली ३२५८.१६ चीौ.मी.
क्षेत्रांाच्योा आराक्षेणाचीे नामाविभाधानात बदेल करुंना "Public Housing" (साचजविनाक गृहविनामाचण) कराीता राखी ठीेणे बाबत मजूरा विकासा योजना साुधाराीत मध्योे बदेल महाराष्ट्र प्रादेविशाक नागरा राचीना अविधाविनायोम १९६६ चीे कलम ३७ अन्योे फेराबदेल कराण्योाचीे ठीराविले आहे. योासाठी नागपुूरा महानागरापुाविलकेनाे ठीरा क्र. ७१/मनापुा/प्राशासाक, विदे. २० नाोव्‍हंबरा, २०२५ नाुसारा उपुराोक्त फेराबदेलाची कायोचाही कराण्योासा मजुराी प्रादेाना केली आहे.
त्योाअथाी, उपुराोक्त फेराबदेल देशाचविणारा नागपुूरा शाहराच्योा साूधाराीत विकासा योजनाेचीा भाग नाकाशा महानागरापुाविलकेच्योा उपुसाचीालक, नागरा राचीना विभाग, श्री छत्रांपुती विशाजी महाराज प्राशासाकीयो इमारात, बी साी विग, वितसारा माळा, महानागरापुाविलका मागच, विसाव्‍हील लाईन्सा, नागपुूरा - ४४०००१ योा कायोाचलयोात कामकाजाचीे साच विदेशाी कायोाचलयोीना कामकाजाचीे ेळेत जनातेच्योा विनाराीक्षेणासाठी खुला ठीेण्योात आला आहे. तराी नागराीकाना साुविचीत कराण्योात योेते की, ही साूचीना महाराष्ट्र शासाना राजपुत्रांात प्राकाविशात झाल्योाचीे ताराखेपुासाूना एक मविहन्योाचीे कालाधाीत विकासा योजनाेतील उपुराोक्त फेराबदेलाच्योा साबधात ज्योा साूचीना विकंा हराकती उपुसाचीालक, नागराराचीना, नागपुूरा महानागरापुाविलकेकडीे प्राप्‍त होतील त्योारा महानागरापुाविलकेकडीूना साुनाणी देण्योात योेईल. तद्नातरा फेराबदेलाचीा प्रास्‍तुत प्रास्‍ता नागपुूरा महानागरापुाविलकेकडीूना शासानाकडीे मजूराीसाठी सादेरा कराण्योात योेईल.

BY COMMISSIONER, AND ADMINISTRATOR NAGPUR MUNICIPAL CORPORATION Modification Under Section 37 of MaharaShtra regional and town Planning act, 1966
NOTICE
No.NMC-TPD-2006-2025.-
Nagpur City Revised Development Plan has been sanctioned by the Government under Section 37(1) of the Maharashtra Regional and Town Planning Act, 1966 vide Government, Urban Development Department Notification No. TPS-2496-2643-P.R. 300 (A)-97 Navi-9, dated 07th January 2000 and the same has come into force with effect from 01st March 2000. Likewise, the Development Plan of the excluded area has been sanctioned vide Government Notification, Urban Development Department No. TPS-2400-1628-C.R.- 200-Navi-9, dated 10th September, 2001 and the same has come into force with effect from 21st September, 2001. Also, vide Government, Urban Development Department Notification No. TPS-2401-885-P.R.-76/ Navi- 9, dated 27th February, 2002, the areas of seven schemes under Nagpur Improvement Trust were excluded and Nagpur Municipal Corporation was declared as the Planning Authority for the remaining Nagpur city area. However, vide Government, Urban Development Department Notification No. TPS-2419- 1419-P.R. 154/2019-Navi-9, dated 27th August, 2019, Nagpur Municipal Corporation was declared as the Planning Authority for the entire area. Thereafter, vide Government Resolution No. TPS-2419/P.R.-154 (Part-1)/2019-Navi-9, dated 09th April,2021, the area under the Smart City Town Planning Scheme of the seven schemes was excluded again and Nagpur Improvement Trust was re-declared as the Planning Authority for that area.
And whereas, in Mouza-Borgaon, out of Khasra Nos. 157/6 (part), 158 (part) and 163 (part), a total area of 1.228 hectares is reserved for MNW-27 Secondary School and the appropriate authority for the said reservation is Nagpur Municipal Corporation / Private Institution. Nagpur Municipal Corporation is the Planning Authority for the said reserved land.
Nagpur Municipal Corporation has taken possession of 6294.453 sq.m. area of land in connection with the reserved land of Reservation No. MNW-27 - Secondary School, and the corresponding entry is recorded in the property register. As per the approved layout plan, an area of 6361.00 sq.m. is shown for the Secondary School. Based on the dimensions of the land taken in possession, it was necessary to undertake the procedure for modification of the location of the reserved land; however, such procedure has not been undertaken earlier. Therefore, out of the 6294.453 sq.m. land in possession of Nagpur Municipal Corporation, approximately 3258.16 sq.m. falls within the boundary of Reservation No. MNW-27 - Secondary School as per the approved Development Plan and the remaining area falls within the Residential Zone. Therefore, if the nomenclature of the said reserved Secondary School land is to be modified, it is necessary to modify the reservation over the 3258.16 sq.m. area. The same has been depicted in the Part Plan of the Development Plan enclosed herewith. Also, the Education Officer, Nagpur Municipal Corporation, has informed that there is no requirement for land for a Secondary School in this area and that no proposal exists for the Secondary School.
The Executive Engineer, Pradhan Mantri Awas Yojana, has informed that PMAY housing is proposed to be developed on the said land. Therefore, out of the 1.228 hectares of land reserved for Reservation No. MNW-27 - Secondary School, as an area of 3258.16 sq.m. is in the possession of Nagpur Municipal Corporation and as the said land has access through a 12.00 m. wide road shown in the approved layout plan, it is necessary to implement a modification proposal under Section 37 of the Maharashtra Regional and Town Planning Act, 1966 for changing the nomenclature of the said 3258.16 sq.m. reserved land of४ महाराष्ट्र शासन राजपत्र असाधाराण भाग एक-अ नागपूरा विभागीय पुराणी, जानेाराी २१, २०२६/माघ १, शाके १९४७ Reservation No. MNW-27 Secondary School to "Public Housing".
In the Revised Development Plan of Nagpur City, out of the 1.228 hectares reserved for Reservation No. MNW-27 - Secondary School in Mouza-Borgaon, Khasra Nos. 157/6 (part), 158 (part) and 163 (part), it has been decided to modify the nomenclature of the 3258.16 sq.m. area in possession of Nagpur Municipal Corporation and reserve it for "Public Housing". For this purpose, it has been resolved to carry out a modification in the approved Revised Development Plan under Section 37 of the Maharashtra Regional and Town Planning Act, 1966. Nagpur Municipal Corporation has granted approval to undertake the above modification vide Resolution No. 71/NMC / Administrator, dated 20th November, 2025.
Therefore, the Part Plan of the Revised Development Plan of Nagpur City showing the above modification has been kept open for public inspection during office hours on all working days at the office of the Deputy Director, Town Planning Department, Nagpur Municipal Corporation, Shri Chhatrapati Shivaji Maharaj Administrative Building, B & C Wing, 3rd Floor, Corporation Road, Civil Lines, Nagpur - 440001. Citizens are hereby informed that objections or suggestions regarding the above modification received by the Deputy Director, Town Planning, Nagpur Municipal Corporation within one month from the date of publication of this notice in the Maharashtra Government Gazette will be heard by the Municipal Corporation. Thereafter, the present modification proposal will be submitted by Nagpur Municipal Corporation to the Government for approval.
