आजिर्ण त्याअथाी, उपराोक्त परिरास्थिस्थाती आजिर्ण स्तुस्थिस्थाती जिचारात घेता आजिर्ण उक्त अजिजिनयमांाच्या कीलमां ३७(१) अन्ये प्राप्त ंबाई मांहानगरापाजिलकीेद्वाराे प्रस्ताजित फेराबादोलाजिषयी उक्त अजिजिनयमांाच्या अजिकीारा आजिर्ण त्या संदोभाणतील संण अजिकीारांचा ापरा कीरुन, बाृहान्मांु कीलमां ३७(१) नुसंारा कीोर्णत्याहाी व्यक्तीकीडून हाराकीती / संूचाना मांागजिण्यासंाठी तसंेचा संभाव्य बाजित हाोर्णाऱ्या व्यक्तंच्या मांाजिहातीसंाठी संदोरा संूचाना प्रजिसंध्दो कीराीत आहाे. बाृहान्मांु ंबाई मांहानगरापाजिलकीेकीडून असंेहाी कीळजिण्यात येत आहाे की, राील प्रस्ताजित फेराबादोलाजिषयी कीोर्णत्याहाी हाराकीती/संूचाना, संदोरा संूचाना प्रजिसंध्दो झाल्याच्या जिदोनांकीापासंून एक महहन्येाच्येा आत लेखेी स्रुपात खेालील कीायाणलयाच्या पत्त्यारा पाठजिण्यात याव्या.

त्यानंतरा प्राप्त झालेल्या संूचाना / हाराकीती जिचारात घेतल्या ार्णारा नाहाीत.

प्रस्ताजित फेराबादोल दोणजिर्णारा नकीा नतेच्या अलोकीनासंाठी खेालील कीायाणलयांत उपलब् कीराण्यात आला आहाे. :

(१) प्रमांुखे अजिभायंता (जिकीासं जिनयोन), बाृहान्मांु ंबाई मांहानगरापाजिलकीा यांचाे कीायाणलय, मांहापाजिलकीा मांागण, मांु ंबाई ४०० ००१.

(२) उपसंचालकी, नगराराचाना, बाृहान्मांु ंबाई यांचाे कीायाणलय, इन्संाहाटीमांटी, ई-ब्लॉकी, आझादो मांैदोान, मांहापाजिलकीा मांागण, मांु ंबाई ४०० ००१.

(३) संहाय्यकी आयुक्त (पी/उत्तरा) जिभाग यांचाे कीायाणलय, मांहानगरापाजिलकीा कीायाणलय इमांारात, जिलबाटी गाडडन, मांामांलतदोारा ाडी मांागण, मांालाड (पस्थिश्चामां), मांु ंबाई ४०० ०६४.

No. Ch.E/D.P./23501/WS.—Whereas, as per the powers conferred by sub section (1) of Section 31 of the MR & TP Act, 1966, State Government has accorded sanction to the Draft Development Plan-2034 of Greater Mumbai (hereinafter referred to as "the said Development Plan") vide Notification No. TPB-4317/629/CR-118/2017/DP/UD-11, Dt. 08th May 2018 (Schedule-A) (hereinafter referred to as "the said Notification") along with the Development Control and Promotion Regulations-2034 for Greater Mumbai. And whereas, the Government of Maharashtra has accorded sanction to the Development Plan-2034 (Schedule-'A') (excluding the EP portion mentioned in 'Schedule B' of the Notification) and the same have already come into force from 01st September 2018. The EP portion mentioned in 'Schedule B' of the Notification are subsequently sanctioned by the GoM vide various notifications in due course ;

And whereas, as per sanctioned DP-2034 for Brihanmumbai area, the alignment of subject road namely Shankar lane connecting Link road is shown as 18.30 m. wide DP road. The said alignment partly affects the plots bearing CTS No. 268B, 275 & 1 of village Valnai. The said plots are partly affected by the reservation of Municipal School(RE1.1) and Rehabilitation & Resettlement (R&R2.1). The plots are situated in Residential Zone. The land under reference is affected under coastal regulation zone ;

And whereas, as per Total Station Survey & demarcation of Survey Department the original alignment of said 18.30 m. wide DP road is passing over the Lift & staircase of the Valnai Metro Station. Therefore considering the safety & vehicular movement it is necessary to change the alignment of the said 18.30 m. wide DP road ;

And whereas, to reduce the traffic congestion as well as the safety of passengers and Manoeuvring of vehicles point of view, the subject road shall be developed as per the new alignment suggested by Traffic Department vide letter dtd. 20th August 2025. The said new alignment of subject 18.30 m. wide DP road is partly affecting the reservation of Municipal School (RE1.1) situated on the plot bearing CTS No. 275 of village Valnai and reservation of Rehabilitation & Resettlement (RR2.1) on the plot bearing CTS No. 275 & 1 of village Valnai. The proposed realignment reduces the area of Municipal School (RE1.1) reservation by 159 sqm. and that of Rehabilitation & Resettlement (RR2.1) by 474.86 sqm. The reservation of School and Garden/Park falls under obligatory duty. Hence, it is necessary to relocate the affected part of reservation of Municipal School (RE1.1) and to include the area of Garden/Park (ROS 1.5) into the adjoining reservation. Therefore, modification under the provision of sec. 37(1) of MR & TP 1966 for change of alignment of the subject 18.30 m. wide DP roads and relocating the part portion of reservation is required ;

And whereas, as per circular u/no. BMC/ADMN/3, dt. 07.04.2022, under section 6C (1) of Mumbai Municipal Corporation Act, 1888 (hereinafter referred as 'MMC Act, 1888') all the powers of the Corporation were vested with the Administrator. And therefore, the proposal is approved by Administrator (Improvement Committee) vide No. 97, dtd. 12th December 2025 and further approved by Administrator (Corporation) vide resolution No. 1045 of 15th December 2025, to initiate the process of modification under the provisions of sec 37(1) of MR&TP 1966, to realign the 18.30 m. wide DP road as shown by blue line denoted by letter L-M-N-O having approx length 136 m. in the plan CHE/DP/13672/WS along with relocation of the affected part of reservation of Municipal School (RE1.1) admeasuring 159 sqm from A-B-C-D to P-Q-A-R and including the area marked as S-T-U admeasuring 64.00 sqm. released due to realignment to the adjoining reservation of Garden/Park (ROS 1.5), and also to invite suggestions / objections within the prescribed period and giving hearing on the received suggestions / objections and thereafter to approach the Department of Urban Development to obtain final approval of the Government of Maharashtra for the said proposal under section 37(2) of the Maharashtra Regional Planning and Town Planning Act, 1966.

आजिर्ण ज्याअथाी, उक्त जिनयमांालीतील जिजिनयमां क्र. १४.१.१.४ (V) अन्ये प्रकील्प प्रतणकीाने कीेलेल्या जिनंतीनुसंारा संचालकी, नगराराचाना, मांहाराष्ट्र राज्य, पुर्णे हाे, शासकीये राजपत्रातील अजिसंूचानेद्वाराे मांूराीतील क्षेत्रांाच्या ५०% पयंतचाे क्षेत्रां संमांाजिष्टी कीराण्यासं जिकींा गळण्यासं मांुराी दोेऊ कीतात;

आजिर्ण ज्याअथाी, ासंनाच्या नगरा जिकीासं जिभागाकीडील ासंन जिनर्णय क्रमांांकी टीपीएसं-१८२४/१२२२/प्र.क्र.१०४/२०२४/नजि- १३ जिदो. ३०/०९/२०२४ अन्ये उक्त अजिजिनयमांाच्या कीलमां १५४ चाे तरातुदोीनुसंारा जिदोलेल्या जिनदोेानुसंारा संचालकी, नगराराचाना, मांहाराष्ट्र राज्य, पुर्णे यांचाे अजिकीारा उक्त जिेष जिनयोन प्राजिकीरार्णाच्या आस्थापनेराील संचालकी, नगराराचाना यांना प्रदोान कीेले आहाेत;

आजिर्ण ज्याअथाी, उक्त प्रकील्प प्रतणकी यांनी संादोरा कीेलेल्या कीागदोपत्रांांनुसंारा उक्त प्रकील्पात अंतभाू णत कीरार्णेचाे प्रस्ताजित असंलेल्या उक्त ाढेी जिमांनंचाी मांालकी आजिर्ण जिकीसंन अजिकीारा उक्त प्रकील्प प्रतणकी यांनी संपाजिदोत कीेले आहाेत;

आजिर्ण ज्याअथाी, उक्त प्रकील्प प्रतणकी यांनी जिनंती कीेल्यानुसंारा प्रकील्पामांध्ये संमांाजिष्टी कीरायाचाे क्षेत्रां हाे एकीूर्ण अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्प क्षेत्रांाच्या ५०% मांयाणदोेत आहाे;

आजिर्ण ज्याअथाी, उक्त जिकीासं योनेच्या प्रस्तानुसंारा उक्त ाढेी जिमांनी ह्या "राजिहासं" या जिभागात संमांाजिष्टी असंल्यामांुळे उक्त णत कीराण्यासंाठी उक्त जिजिनयमांातील जिजिनयमां क्र. १४.१.१.७ अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्पात उक्त ाढेी जिमांनी अंतभाू (i) (b) नुसंारा अजिमांूल्य आकीाराण्याचाी आश्यकीता राहात नाहाी;

त्याअथाी, आता, संचालकी, नगरा राचाना, मांहाराष्ट्र राज्य रास्ते जिकीासं मांहामांडळ हाे याद्वाराे, संोबात ोडलेल्या अनुसंुचाी "अ" मांध्ये णत कीराण्यासं उक्त संजिस्तरापर्णे नमांूदो कीेलेले, १.२३ हाे. आरा. इतकीे क्षेत्रां, यापूी उक्त मांूराी प्राप्त असंलेल्या उक्त प्रकील्प क्षेत्रांात अंतभाू जिनयमांाली मांील जिजिनयमां क्र. १४.१.१.४ (v) चाे अंतगणत खेालील अटीं तंना अजिन राहाून मांान्यता दोेत आहाेत:-

एकात्मिमकृत नगर वसाहतीसाठेी अंटीं व शतं :

(१) उक्त जिनयमांालीतील जिनयमां क्र.१४.१.१.४ (iii) नुसंारा प्रस्तुत मांूराीच्या जिदोनांकीापासंून २ षांच्या आत जिजिनयमां क्र.१४.१.१.५ अन्ये उद्दीे पत्रां (Letter of Intent) प्राप्त कीराण्याकीरिराता अण संादोरा न कीेल्यासं प्रस्तुत मांूराी व्यपगत हाोईल.

(२) मालकी हक्कासंबुंहधत :-

(१) उक्त एकीास्थित्मांकीृत नगरा संाहात प्रकील्पामांध्ये अंतभाू णत कीरायाच्या क्षेत्रांाचाे मांालकी हाक्की / जिकीसंन हाक्की उक्त प्रकील्प प्रतणकीाकीडे असंर्णे आश्यकी राहाील. संबांीत जिमांन मांालकी, अणदोारा / अणदोारा कींपनी यांच्यासंहा इतरा संण संबांजितांचाे नंदोर्णीकीृत संामांस्य कीराराचाी प्रत (MoU), Joint Venture (JV) नंदोर्णीकीृत कीागदोपत्रां इ. इरादोापत्रां (Letter Of Intent) जिमांळण्यापूी जिल्हाजिकीाराी, रायगड यांचाेकीडे संादोरा कीरार्णे उक्त प्रकील्प प्रतणकीारा बांनकीाराकी राहाील.

(२) उक्त एकीास्थित्मांकीृत नगरा संाहात प्रकील्पांतगणतच्या जिमांनीच्या मांालकीसंबांीच्या संत्यतेचाी संण बाबादोाराी उक्त प्रकील्प प्रतणकीारा राहाील ागेतील जिकीासंाच्या परानगीेळी उक्त प्रकील्प प्रतणकीाने मांालकी हाक्कीाचाी कीागदोपत्रांे, मांूळ मांहासंूली अजिभालेखे अजिकीृत मांोर्णीचाी कीागदोपत्रांे, मांालकी हाक्की, जिकीासं हाक्की जिसंद्ध कीरार्णा-या कीागदोपत्रांांच्या मांूळ प्रमांाजिर्णत प्रती जिल्हाजिकीाराी, रायगड यांच्याकीडे इरादोापत्रां (Letter Of Intent) पुी संादोरा कीरार्णे आश्यकी राहाील. तसंेचा, ज्या जिमांनीबाबात उक्त प्रकील्प प्रतणकीाचा मांालकी हाक्की जिसंद्ध हाोर्णारा नाहाी त्या जिमांनीसंहा ज्या जिमांनी संलगतेमांध्ये राहार्णारा नाहाीत अा जिमांनी उक्त एकीास्थित्मांकीृत नगरा संाहात प्रकील्पाच्या संदोरा मांूराीमांून आपोआप गळले ातील. याबाबातचाी पुतणता झाल्यानंतराचा जिल्हाजिकीाराी, रायगड यांनी संदोरा प्रकील्पाला इरादोापत्रां दोेण्याचाी कीायणाहाी कीराी.

(३) एकीास्थित्मांकीृत नगरा संाहातीमांध्ये ज्या जिमांनी पैकीच्या आहाेत. अा जिमांनंबाबात उप अीक्षकी, भाूजिमां अजिभालेखे यांच्याकीडून अजिकीृत मांोर्णी झाल्यानंतरा संदोरा जिमांनी राेखेांकीनामांध्ये अंतभाू णत कीराण्यात याव्यात अा जिमांनीच्या मांोर्णीनंतरा रा त्यालगतच्या जिमांनी संलग राहात नसंतील तरा अा जिमांनी उक्त एकीास्थित्मांकीृत नगरा संाहात प्रकील्पाच्या संदोरा मांूराीमांून आपोआप गळल्या ातील अा क्षेत्रांारा एकीास्थित्मांकीृत नगरा संाहात प्रकील्प राबाजिता येर्णारा नाहाी.

(४) इरादोा पत्रां दोेण्यापूी उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्पामांध्ये अंतभाू णत कीरायाच्या जिमांनीमांध्ये भाू-ारार्णा पद्धती भाोगटीादोारा गण-२, नीन तीच्या जिमांनी संदोभाणने आश्यकी ती कीायणाहाी जिल्हाजिकीाराी, रायगड यांनी कीरार्णेचाी आहाे. संदोरा संव्हाे नंबारा खेालील क्षेत्रां प्रस्तुत मांूराीमांध्ये तात्पुरात्या स्रुपात संमांाजिष्टी कीराण्यात आले आहाे. तथाजिप, इरादोा पत्रां प्रदोान कीरातेळी जिल्हाजिकीाराी, रायगड यांनी या अनुषंगाने पडताळर्णी कीरार्णे आश्यकी राहाील. रा अा क्षेत्रांाच्या मांालकी / जिकीसंन हाक्कीाचाे बाबातीत खेातरामांा हाोून त्यांचाे मांालकी / जिकीसंन हाक्की उक्त्त प्रकील्प प्रतणकीासं प्राप्त हाोत असंल्यासंचा असंे क्षेत्रां उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात णत कीरून त्याचा चाटीई क्षेत्रां जिनदोेांकी उक्त प्रकील्प प्रतणकीासं अनुज्ञेय हाोईल, अन्यथा संदोरा संव्हाे नंबारा खेालील क्षेत्रां या प्रकील्पामांध्ये अंतभाू मांूराीमांून आपोआप गळले ाईल.

(५) उक्त जिमांनीसंदोभाणत कीरारा, बाँकी बाोा मांहासंूली अजिभालेखेात इतरा हाक्कीातील नमांुदो नाे असंल्यासं ती गळण्यासंदोभाणत जिनयमांानुसंारा आश्यकी ती कीायणाहाी उक्त प्रकील्प प्रतणकीाने कीरार्णे आश्यकी राहाील. जिल्हाजिकीाराी, रायगड यांनी या संबांीचाी खेात्रांी झाल्यानंतराचा इरादोापत्रां दोेण्याचाी कीायणाहाी कीराी.

(६) उक्त एकीास्थित्मांकीृत नगरा संाहात प्रकील्प क्षेत्रांामांध्ये संमांाजिष्टी कीरायाच्या क्षेत्रांामांध्ये संमांाजिष्टी ७/१२ उताऱ्यानुसंारा संव्हाे नंबारा / गटी नंबारा जिहास्संा नंबारा मांोर्णी नकीानुसंारा ुळत असंल्याबाबात जिल्हाजिकीाराी, रायगड यांनी इरादोापत्रां दोेर्णेपूी खेात्रांी/ पडताळर्णी कीरार्णे आश्यकी राहाील.

(७) उक्त एकीास्थित्मांकीृत नगरा संाहात प्रकील्प क्षेत्रांात संमांाजिष्टी ागेच्या मांालकी हाक्कीासंदोभाणत कीोर्णतेहाी दोस्तऐ खेोटीे असंल्याचाे भाजिष्यात उघेडकीसं झाल्यासं अथा उक्त एकीास्थित्मांकीृत नगरा संाहात प्रकील्पाबाबात भाजिष्यात न्यायालयीन ादो उद्भाल्यासं त्याबाबात स्तःच्या बाबादोाराी स्खेचाणने उपाययोना कीराण्याचाी संणस्ी बाबादोाराी उक्त प्रकील्प प्रणतकीाचाी राहाील. अा परिरास्थिस्थातीत अा जिमांनीसंाठी दोेण्यात आलेले मांूराी आदोे आपोआप राद्दी संमांण्यात येईल.

(८) रा प्रस्तातील कीाहाी जिमांनंच्या ७/१२ उताऱ्यारा इतरा हाक्कीात "R.I.L., G.A.I.L., TATA मांु ंबाई यांचा ापराण्याचा हाक्की" अश्या नंदोीचा उल्लेखे असंल्यासं संदोराचाे क्षेत्रां गॅसं पाईप लाईनसंाठी पेट्रोजिलयमां जिमांनराल्सं पाईप लाईन अजिजिनयमां, १९६२ अंतगणत संपादोीत कीराण्यात आल्याचाे या संपादोीत क्षेत्रांारा फक्त ापरांचा हाक्की राहात असंून मांीन मांुळ मांालकी / कीब्े जिहाटीदोारा यांच्याचा मांालकीचाी राहाते. संबाबा संदोराचाे क्षेत्रां प्रस्तुत मांूराीमांध्ये तात्पुरात्या स्रुपात संमांाजिष्टी कीराण्यात आले आहाे. तथाजिप, याबाबात इरादोा पत्रां प्रदोान कीरातेळी जिल्हाजिकीाराी, रायगड यांनी या अनुषंगाने पडताळर्णी कीरार्णे आश्यकी राहाील. रा अा क्षेत्रांाच्या मांालकी हाक्कीाचाे बाबातीत खेातरामांा हाोऊन त्याचाे मांालकी हाक्की मांुळ जिमांनाराकीासं प्राप्त हाोत असंल्यासंचा असंे क्षेत्रां उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात णत कीरून त्याचा चाटीई क्षेत्रां जिनदोेांकी प्रतणकीासं अनुज्ञेय हाोईल अन्यथा संदोराचाे क्षेत्रां मांुराीमांून आपोआप गळले ाईल. प्रकील्पामांध्ये अंतभाू

(१०) उक्त प्रकील्प क्षेत्रांात संमांाजिष्टी ागेच्या मांालकी हाक्कीा संदोभाणत कीोर्णतेहाी दोस्तऐ खेोटीे असंल्याचाे भाजिष्यात उघेडकीसं आल्यासं जिकींा उक्त प्रकील्पाबाबात भाजिष्यात न्यायालयीन ादो उद्भाल्यासं त्याबाबात स्तःच्या बाबादोाराी खेचाणने उपाययोना कीराण्याचाी संणस्ी बाबादोाराी उक्त प्रकील्प प्रतणकीांचाी राहाील. अा परिरास्थिस्थातीत अा जिमांनीसंाठं दोेण्यात आलेली मांूराी राद्दी संमांण्यात येईल.

३) पयेा्णवरर् व इतर अंनुर्षंहगक बुाबुी :-

(११) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्प क्षेत्रांात संमांाजिष्टी कीरायाच्या जिमांनंमांध्ये कीोर्णतेहाी जिकीासं / बांकीामां हाती घेर्णेपूी पयाणरार्ण, ने आजिर्ण हामांान बादोल मांत्रांालय, भारात संराकीारा तसंेचा, योग्य त्या संक्षमां प्राजिकीरार्णाचाी पयाणरार्णीय मांूराी (Environmental Clearance) घेर्णे आश्यकी राहाील. तसंेचा, पयाणरार्ण, ने आजिर्ण हामांान बादोल मांत्रांालय, भारात संराकीारा यांचाेकीडील पयाणरार्णीय प्रभा मांूल्यांकीन अजिजिनयमां, १९८६ अंतगणत ेळोेळी जिनगणजिमांत कीेलेल्या अजिसंूचानेमांील अटीं तंचाे पालन कीरार्णे उक्त प्रकील्प प्रतणकीांरा बांनकीाराकी राहाील.

(१२) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्पामांील घेनकीचाऱ्याचाी आजिर्ण संांडपाण्याचाी जिल्हाेाटी संुराजिक्षतपर्णे लाण्यासंाठी योग्य ती व्यस्था उक्त प्रकील्प प्रतणकीांनी स्तःच्या बाबादोाराीरा स्खेचाणने मांहाराष्ट्र प्रदोुषर्ण जिनयंत्रांर्ण मांडळाने ठराजिलेल्या जिनकीषांप्रमांार्णे संबांीत अजिजिनयमांांतील तरातुदोी जिनयमांानुसंारा कीरार्णे आश्यकी राहाील.

(१३) राज्य ासंनाचाे लसंपदोा जिभाग अन्य संबाजित जिभाग ेळोेळी जिहाीत कीरातील, त्या अटीं तंचाे पालन कीरार्णे उक्त प्रकील्प प्रतणकीांरा बांनकीाराकी राहाील. उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्प क्षेत्रांातून जिद्यामांान पाण्याचाे स्त्रांोत /नैसंजिगणकी नाल्याचा प्राहा इ. ात असंल्यासं तो बांदो कीराता येर्णारा नाहाी.

(१४) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्पाच्या जिकीासंाकीामांी उक्त जिनयमांालीमांील जिजिनयमां क्र.१४.१.१.१०.v (a) नुसंारा पार्णीपुराठा उक्त प्रकील्प प्रणतकीांनी त्यांच्या स्खेचाणने बाबादोाराीने पुराजिर्णे आश्यकी राहाील. लसंपदोा अन्य संबांजित जिभागांकीडून या अनुषंगाने ेळोेळी जिदोलेल्या अटीं तंचाे पालन कीरार्णे उक्त प्रकील्प प्रतणकीांरा बांनकीाराकी राहाील.

(१५) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्पाच्या जिकीासंाकीामांी उक्त जिनयमांालीतील जिजिनयमां क्र. १४.१.१.१० v (c) नुसंारा ी पुराठा उक्त प्रकील्प प्रतणकीांनी त्यांच्या स्खेचाणने बाबादोाराीरा पुराजिर्णे आश्यकी राहाील. तसंेचा, उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्प जिकीासंाकीराीताच्या उक्त जिनयमांालीतील जिजिनयमां क्र.१४.१.१.६ नुसंारा उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्पाचा बाृहात आराखेडा मांूरा कीरार्णेपूी जिल्हाजिकीाराी, रायगड यांनी उक्त प्रकील्प प्रतणकीांकीडून ी पुराठा कीरार्णाऱ्या कींपनीकीडून उक्त प्रकील्पाच्या संपूर्ण क्षेत्रांाकीरिराता आश्यकी परानगी आजिर्ण तसंेचा ी पुराठयाचाी दोृढेचानबाद्धता (Firm Commitment of Power Supply for the entire integrated township from the power supply company) प्राप्त कीरार्णे आश्यकी राहाील.

(१६) संबांजित प्राजिकीरार्णाने उक्त एकीास्थित्मांकीृत नगरा संाहात प्रकील्प क्षेत्रांाचा बाृहात आराखेडा मांूरा कीरार्णेपूी उक्त अजिसंूजिचात क्षेत्रांामांील क्षेत्रांाचाी CRZ च्या अनुषंगाने पडताळर्णी कीरार्णे आश्यकी राहाील.

(१७) पुरातत् स्तुसंग्रहालये संचालनालय, मांहाराष्ट्र राज्य, मांु ंबाई यांचाेकीडील जिदो.०३/१२/२०१९ राोीच्या पत्रांामांील अटी तीचाे पालन कीरार्णे प्रकील्प प्रतणकीारा बांनकीाराकी राहाील.

(१८) एकीजित्रांकीृत जिकीासं जिनयंत्रांर्ण प्रोत्संाहान जिनयमांालीतील जिजिनयमां क्र.१४.१.१.२ (d) Private forest land that have been restored back after completion of section २२(a) Enquiry of Maharashtra Private Forest Act, १९७५ shall be allowed to be part of the ITP with the condition that development permission shall be granted on such land only after necessary permission under the provision of Forest Conservation Act, १९८० या जिजिनयमांानुसंारा संबाजित जिभागाच्या परानगीजिाय या क्षेत्रांात जिकीासं अनुज्ञेय हाोर्णारा नाहाी.

४) हवकासासंबुंधाने :-

(१९) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्प क्षेत्रांाने ेढेल्या गेलेल्या अन्य खेागी मांालकीच्या जिमांनंसंाठी उक्त जिनयमांालीनुसंारा आश्यकी परांतु जिकीमांान १२ मांी. रूंदोीचा पोहाोचा मांागण जिना मांोबादोला उपलब् कीरून दोेर्णे उक्त प्रकील्प प्रतणकीांरा बांनकीाराकी राहाील.

(२०) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्प क्षेत्रांाच्या जिमांनंमांून ार्णाऱ्या जिद्यामांान संाणजिनकी रास्त्यांच्या जिहाटीचाे हाक्की अबाजित ठेर्णे उक्त प्रकील्प प्रतणकीांरा बांनकीाराकी राहाील.

(२१) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्प क्षेत्रांांमांील ओहाोळ /नाल्यांरा संबांीत जिभागाच्या परानगीने संी.डी. णत नदोी, नाले, कीॅनाल, तला आजिर्ण इतरा लस्त्रांोतापासंून उक्त एकीास्थित्मांकीृत नगरा संाहात कीक कीरार्णे आजिर्ण उक्त प्रकील्प क्षेत्रांामांध्ये अंतभाू प्रकील्प जिकीासंाकीरिराताच्या उक्त जिनयमांालीनुसंारा आश्यकी ते अंतरा ठेर्णे उक्त प्रकील्प प्रतणकीांरा बांनकीाराकी राहाील. तसंेचा नाल्याराील कील्व्हाटीड (culvert) बांकीामांाकीरिराता संबांजित जिभागाचाी परानगी घेर्णे आश्यकी आहाे. तसंेचा अनुज्ञेप्तीाराकी संराचाना अजिभायंता यांचाे संराचानात्मांकी स्थिस्थाराता प्रमांार्णपत्रां घेर्णे आश्यकी राहाील.

(२२) जिकीासं योना नकीारा जिेषतः दोणजिले असंले अथा नसंले तराीहाी अजिकीृत कींटीूरा नकीा नुसंारा १:५ जिकींा त्यापेक्षा ास्त तीव्र उताराचाे क्षेत्रांारा कीोर्णत्याहाी प्रकीाराचाे बांकीामां अनुज्ञेय हाोर्णारा नाहाी. तसंेचा या क्षेत्रांामांध्ये जिमांनीचाी खेोदोाई / संपाटीकीरार्ण / भारा, इ. जिकीासं कीायण अनुज्ञेय नाहाी.

(२३) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्पामांध्ये संामांाजिष्टी हाोर्णाऱ्या लोकीसंख्येसंाठी जिनयमांानुसंारा आश्यकी असंर्णाराी संाणजिनकी प्रयोनासंाठीचाी आराक्षर्णे रास्ते जिकीजिसंत कीरून संणसंामांान्य नतेसंाठी उपलब् कीरून दोेर्णे बांनकीाराकी राहाील आजिर्ण तसंेचा मांूलभाूत संुजिा यासंाठी उक्त प्रकील्पाच्या क्षेत्रांामांध्ये संुयोग्य स्थानी जिनयोन आजिर्ण जिनस्थिश्चात कीरून ती उक्त प्रकील्प प्रतणकीांनी त्यांच्या स्खेचाणने जिकीजिसंत कीरार्णे बांनकीाराकी राहाील.

(२४) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्पामांध्ये प्रत्येकी इमांारातीकीराीता Rain Water Harvesting यंत्रांर्णा उभारार्णी कीायाणस्थिन्त कीरार्णे उक्त अणदोारा यांचाेरा बांनकीाराकी राहाील.

(२५) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्पामांील प्रत्येकी इमांारातीमांील ापराण्यात येर्णाऱ्या पाण्या संदोभाणत Waste- Water Recycling चाी प्रजिक्रया कीरून त्याचा पुनाणपरा हाोईल, याबाबातचाी संुजिा यंत्रांर्णा उपलब् कीरून दोेण्याचाे उक्त अणदोारा यांचाेरा बांनकीाराकी राहाील.

(२६) उक्त अजिसंूजिचात एकीास्थित्मांकीृत नगरा संाहात प्रकील्पामांध्ये संौरा उाण ापरा यंत्रांर्णा उभारार्णी आजिर्ण कीायाणन्यन कीरार्णे उक्त अणदोारा यांचाेरा बांनकीाराकी राहाील.

(२७) रा जिषयांजिकीत नगरा संाहात प्रकील्पातंगणतच्या क्षेत्रांामांील कीाहाी जिमांनी उच्चा दोाबा जिद्याुत ाजिहानीनी बाजित हाोत असंल्यासं या जिमांनंच्या जिकीासंापुी संबाजित संक्षमां प्राजिकीाऱ्याकीडुन ना-हाराकीत प्रमांार्णपत्रां / अजिभाप्राय घेर्णे उक्त प्रकील्प प्रतणकीांरा बांनकीाराकी राहाील. तसंेचा नगरा संाहात प्रकील्पातंगणत क्षेत्रांातून उच्चा दोाबाचाे जिद्याुत ाजिहानी अथा पाईप लाईन ात असंल्यासं संदोरा मांागण आलंडर्णे अथा छेदोर्णे कीरिराता संबांजित जिभागाचाी मांूराी जिमांळजिर्णे आश्यकी राजिहाल.

५) इतर अंटी व शती -

(२८) या अजिसंूचानेत नमांूदो अटीं/तीसंहा प्रकीरार्णी संदोरा मांूराी ाढेी क्षेत्रांाचा अंतभाण कीरार्णे संदोभाणने ासंनाच्या नगराजिकीासं जिभागाकीडील जिदो.०६/०९/२०१४ जिदो.२५/०२/२०१५ आजिर्ण संचालकी, नगरा राचाना, मांहाराष्ट्र राज्य, पुर्णे यांचाेकीडील जिदो.१४/०१/२०२२ जिदो.१८/०२/२०२५ राोीच्या अजिसंूचानेत नमांूदो संण अटीं तं उक्त प्रकील्प क्षेत्रांासंाठी लागू राहातील.

(२९) उक्त प्रकील्प प्रतणकीांकीडून अटीं/तंचा भांग झाल्यासं या अजिसंूचानेद्वाराे प्रदोान कीराण्यात आलेली मांुराी राद्दी कीराण्याचा अजिकीारा जिनयोन प्राजिकीरार्णाकीडे राखेून ठेण्यात येत आहाे.

(३०) या प्रकीरार्णी एकीजित्रांकीृत जिकीासं जिनयंत्रांर्ण प्रोत्संाहान जिनयमांालीमांील जिजिनयमां क्र. १४.१.१.७ (v) share of local / planning authority नुसंाराच्या तरातुदोी लागू राहातील.

(३१) संदोरा अजिसंूचाना शासन राजपत्रात प्रजिसंद्ध झाल्याच्या जिदोनांकीापासंून अंमांलात येईल.

(३२) उक्त प्रकील्प क्षेत्रांामांध्ये संोबातच्या अनुसंूचाी "अ" मांध्ये संमांाजिष्टी कीरायाच्या जिमांनंचा तपजिल नमांूदो कीेलेला आहाे. तसंेचा संदोरा एकीास्थित्मांकी नगरा संाहातीच्या प्रकील्पाच्या हाद्दी दोणजिर्णारा नकीा संोबात ोडला आहाे.

उक्त प्रकील्प क्षेत्रांामांध्ये अंतभाू णत कीेलेल्या उक्त ाढेी जिमांनंचा तपजिल नकीा संणसंामांान्य नागरिराकीांच्या अलोकीनाथाण कीामांाच्या जिदोी कीायाणलयीन ेळेत खेालील कीायाणलयात उपलब् ठेण्यात या.

No.TPS-1815/ANS/78/15/UD-13, Dated-17/02/2016 & Addendum vide Dated-18/03/2016, appointed Maharashtra State Road Development Corporation as Special Planning Authority (hereinafter referred to as "the said Special Planning Authority") under the provisions of section 40 (1B) of the Maharashtra Regional & Town Planning Act, 1966 (hereafter referred to as "the said Act") for the notified 71 Villages in Panvel & Khalapur Talukas from Raigad District (hereinafter referred to as "the said Notified Area");

And whereas, the Government of Maharashtra in the Urban Development Department vide Notification No.TPS-1221/455/CR.81/22/UD-12, dated 15/10/2024 and corrigendum dated 12/12/2024 has been sanctioned the Draft Development Plan submitted by the said Special Planning Authority of the said Notified Area, which has come into force with effect from dated 14/11/2024 and the Excluded Part (EP) of the Draft Development Plan has been published by the Government of Maharashtra in Urban Development Department vide Notice No.TPS-1221/455/ CR.81/22/UD-12, dated 12/12/2024. (hereinafter collectively referred to as "the said Development Plan");

And Whereas, the Government in urban Development Dept., vide Notification No. TPS-1818/ CR-236/18/DP & RP/Sec.37(1AA)(c) & 20(4)/UD-13 dated 02/12/2020 has made applicable Unified Development Control and Promotion Regulations to the said notified area vide Section 37(1AA)(C) and 20(4) of the said act and amended it from time to time. (hereafter collectively referred as "the said regulation") ;

And whereas, the Government has declared and granted Location Clearance for the Special Township Project proposed by Shri Ravi Khubchandani and Others (hereinafter referred to as "the said Project Proponent") in Village Khanavale, Taluka Panvel & Village Talegaon, Taluka Khalapur, District-Raigad on land admeasuring 42.5786 ha., vide Government Notification No.TPS- 1710/1042/CR-29/12/UD-12, dated 06/09/2014 and thereafter Government has added an additional land admeasuring 0.95 ha. vide addendum No. TPS-1710/1042/C.R.29/12/UD-12, dated 25/02/2015 (hereinafter collectively referred to as the "said Notified Special Township Project");

And whereas, under the provisions of the Integrated Township Project Regulations, the Director of Town Planning, Maharashtra State, Pune has added, an area admeasuring approximately 12.6573 Ha. vide Notification No. R.P.MMR/ DPMSRDC/Mouje-Khanawale, Tal.Panvel & Talegaon, Tal. Khalapur/ITP/ CR-108/21/TPV-3/295, dated 14/01/2022 and area admeasuring 5.1361 Hect. vide Notification No. DPMSRDC/Mouje-Khanawale, Tal.Panvel & Talegaon, Tal. Khalapur/ITP/ CR- 379/24/TPV-3/842, dated 18/02/2025 with terms and conditions; (hereinafter collectively referred to as "the said notified Integrated Township Project");

And whereas, said notified Special Township Project area came within the said Special Planning Authority and the said Special Planning Authority has sanctioned Revised Master Layout of the said Notified Integrated Township Project on 12/09/2025 with certain terms and conditions;

And whereas, the said Project Proponent, now vide its letter dated 13/11/2025 and subsequent letters submitted with the proposal under the provisions of Regulation No. 14.1.1.4(i) of the said Regulation, to the said special planning authority for the grant of revised permission & declaration by incorporating additional land admeasuring area about 1.23 Hectare from Village Khanavale, Taluka Panvel, District-Raigad (hereinafter referred to as "the said additional lands") in the area of the said Notified Integrated Township Project;

And whereas, as per provisions of Regulation No. 14.1.1.4(v) of the said Regulation, Director, Town Planning, Maharashtra State, Pune grant Permission for additional lands to be added is less than 50 % of the total area or to delete as per request of Project Proponent;

भाग दोन (संकीर्ण)–३१८ महाराष्ट्र शासन राजपत्र, भाग दोन-संकीर्ण सूचना व जाहहराती, गुरुवार ते बुधवार, फेब्रुवारी ५-११, २०२६/माघ १६-२२, शके १९४७ And whereas, the Government in Urban Development Department vide Government Resolution No. TPS-1824/1222/C.R.104/2024/UD-13, dated 30/09/2024, issued under section 154 of the said Act, has been conferred the powers of the Director of Town Planning, Maharashtra State, Pune, on the Director of Town Planning on the establishment of the said Special Planning Authority;

And whereas, as per the documents submitted by the said Project Proponent, the Ownership and Development Rights of the said additional lands proposed to be incorporated in the said Notified Integrated Township Project are acquired by the said Project Proponent ;

And whereas, as per the request of the said Project Proponent the area of the said additional lands to be added is less than 50% of the total area of the said notified Integrated Township Project;

And whereas, the said additional lands are included in "Residential Zone", in the said Development Plan, Premium Charges as per Regulation No.14.1.1.7(i)(b) of the said regulation, are not required to levy on the said additional lands in the said Integrated Township Project ;

Now, therefore, The Director of Town Planning, Maharashtra State Road Development Corporation, under the Regulation No. 14.1.1.4(v) of the said Regulation hereby grant Permission to add the area 1.23 Hectare of Village Khanavale, Taluka Panvel, District-Raigad, more specifically described in "Schedule A" appended hereto, to the area of said notified Integrated Township Project for which Locational Clearance has already been granted, subject to the following terms and conditions:—

Terms and Conditions for Integrated Township Project

(I) As per the said Regulation no. 14.1.1.4(iii), every such Permission shall remain in force for a period of two years, if not applied for Letter of Intent under the said Regulation no. 14.1.1.5, from the date of issue of Locational Clearance Notification and thereafter it shall lapse.

(II) Conditions of Ownership:

1. Ownership Development rights of the Land to be included in the said Integrated

Township Project must be with the said Project Proponent and the shall submit

registered copy of Undertaking (MoU) joint Venture, Registered Documents, etc. to the

Collector, Raigad before Letter of Intent.

2. The said Project proponent shall be responsible for the proof of Ownership of lands

included in the said Integrated Township Project. Ownership Documents, original

Revenue Records shall be submitted to the Collector, Raigad before Letter of Intent.

The said Project proponent shall submit conclusive documents regarding Ownership

lands to the Collector, Raigad before Letter of Intent. if the said Project Proponent fails

to produce such conclusive documents of ownership in respect of any parcel of land,

then such land shall be deemed to be excluded from the Locational Clearance and if by

virtue of such exclusion, any land is not found to be contagious then such land shall

also stand automatically excluded from this Locational Clearance. After completion of

these only the collector, Raigad shall proceed further for allowing Letter of Intent.

3. The lands in the said Integrated Township Project which are parts of Survey nos. shall

be incorporated in the Master Layout/Plan only after the Measurement of Deputy

Superintendent of Land records. If such lands are found not to be contagious, then

such lands shall stands automatically excluded from this Locational Clearance. The

Integrated Township Project cannot be implemented on such land.

4. The Collector, Raigad before granting the Letter of intent shall follow appropriate

procedure as per law regarding the lands under Class-2 Classification, restricted lands

included in the said Integrated Township. The area under these Survey nos. if included

are temporarily considered in this Locational clearance. However, Collector, Raigad

shall confirm that, the Ownership/Development Rights of this lands are with the said

Project Proponent, after only Letter of Intent shall be granted including this lands,

otherwise the area under this S. Nos. shall automatically excluded from this Locational

Clearance.

5. If the lands in the said Integrated Township Project have entries in the Other Rights

Column regarding agreement, Bank Loan, Rights of Other names, etc. , the said Project

Proponent shall do the needful regarding resolving the issues of such entries in the

Other Rights Column. The Collector, Raigad shall make sure about the removal of such

entries before granting the Letter of intent.

6. The Collector, Raigad shall ensure that the area to be included in the said Integrated

Township Project is matched as per the S. No., Hissa No. and as per measurement plan

before granting the letter of Intent.

7. If any document of ownership of lands included in the area of the said integrated

Township project is found to be false in future or if any judicial Proceedings arise

regarding the said Integrated Township Project in future, then it shall be the sole

responsibility of the said Project proponent to deal with those proceedings at his own

risk and cost. In such Locational Clearance granted by this Notification shall be deemed

to be cancelled automatically for those lands.

8. If there is an entry regarding "R.I.L", "G.A.I.L.", "TATA" or any other line and has Right

of Use of such lands and Ownership of such lands will be intact with the Original Land

Owners. Therefore, such area has been temporarily included in Locational Clearance.

However when providing Letter of Intent in this regard, the Collector, Raigad, should

require to be verified in this matter. If the Ownership of such area is confirmed and the

Ownership is acquired by the original landowner, such area may be allowed in the said

Notified Integrated Township Project and its Floor Space Index (FSI) will be allowed

to the Project Proponent. Otherwise such area will be automatically excluded from the

approved Locational Clearance.

9. It seems the Remarks written in Other rights column of 7/12 extracts of Gut No.77(i.e.

land under proposal) has been recorded on "NA use of the land is mandatory within

5 years form the date of transfer as per Maharashtra Government Gazette dated

01/01/2016, Chapter 2 Section 1 C". Hence this area is added temporarily. However

the Collector shall verify before issue of letter of Intent in this regard.

10. If any document of ownership of lands included in the area of the said Project, is found

false in future or if any judicial proceedings arise regarding the said Project in future

then, it shall be the sole responsibility of the said Project Proponent to deal with those

proceedings at his risk and cost." In such case Locational Clearance shall be deemed to

be cancelled for that lands.

(III) Conditions regarding Environment and Others:

11. It shall be binding on the said Project Proponent to obtain and submit the Environmental

Clearance from the Ministry of Environment, Forest and Climate Change, Government

of India and from appropriate Authority of the State at the time of sanction of

Development Permission in the said Integrated Township Project to the concerned

Authority. Also the terms and conditions mentioned in the Environmental Impact

Assessment Notification issued time to time under the Environment Protection Act.,

1986 by the Ministry of Environment, Forest and Climatic Change shall be binding on

the said Project Proponent.

12. It shall be the responsibility of the said Project proponent to dispose of the solid

waste and waste water in the said Notified Integrated Township Project as per the

criteria decided by the Maharashtra Pollution Control Board (MPCB) at their cost

along with the provisions of the concerned Act and regulations. The necessary No

Objection Certificate in this regard shall be obtained by the said Project proponent from

Maharashtra Pollution Control Board, before initiating the work of implementation of

the said Integrated Township Project.

13. The terms and conditions imposed by Irrigation department and other concerned

Department of the state Government from time to time shall be binding on the Project

proponent. The Existing Nallas/water courses, etc. in the said Integrated Township

Project shall not be obstructed and proper drainage system shall be worked out.

14. It shall be binding on the Project proponent to provide water supply in the said

Integrated Township Project as per regulation no. 14.1.1.10 (v)(a) of UDCPR at their

cost and responsibility. The conditions of Irrigation Department in these regards, from

time to time shall be binding on the said Project Proponent.

15. It shall be binding on the Project proponent to provide Electric supply in the said

Integrated Township Project as per regulation no. 14.1.1.10 (v)(c) of UDCPR at their

cost and responsibility. The Project Proponent shall obtain necessary Permissions and

also firm Commitment of Electricity for the entire Integrated Township Project from the

concerned Power Supply Company before Approval of Master Layout as per Regulation

no. 14.1.1.6 of UDCPR.

16. The concerned Authority before approving the Master Layout shall verify the said

Integrated Township Project area from the CRZ point of view.

17. The terms and conditions mentioned in the Archaeological Department, Maharashtra

State, Mumbai's letter dated 03/12/2019 shall be binding on the said Project Proponent.

18. As per Unified DCPR, Regulation no. 14.1.1.2 (d) – Private Forest land that have

been restored back after completion of section 22 (a) Enquiry of Maharashtra Private

Forest Act, 1975 shall be allowed to be part of the Integrated Township Project with the

condition that Development permission under the provision of Forest Conservation Act,

1980. The Development Permission shall not be permissible in that area without the

permission of Concerned Department.

(IV) Conditions Regarding Development on said Integrated Township Project:

19. The said Project Proponent shall provide Access Road of required width as specified

in prevailing Development Control and Promotion Regulations but not less than 12.00

mts. Width. Also provide access for plots/Survey nos. which are land locked and to

private and Government lands surrounded by the said Integrated Township project.

20. It shall be binding on the said Project proponent to keep intact the Public Roads and

Other Rights (Vahivat) in the said Integrated Township Project. The Existing Roads/

Development Plan Roads/Propose Roads shall be kept open for the general Public.

21. In the said Integrated Township Project area the provision of C.D. work for Nala/

Canal with the approval of the Concerned Department shall be binding on the said

Project Proponent. Also, in the said Integrated Township Project, the Buffer distances

from the river, nalas, canals, lakes and other water resources shall be maintained by

the said Project proponent as per prevailing Unified DCPR. Also Project proponent

needs to obtain Culvert Permission before constructing it from concerned Department

and Structural Stability certificate needs to be obtained from appointed Licensed

Structural Engineer.

22. The Concerned Authority shall ensure the quantum of land having slope equal to or

more than 1:5 as per the authorised Contour Plan authorised by Survey Agency, in the

said Integrated Township Project. No construction shall be permissible on the lands

having slope equal to or more than 1:5 in the said Integrated Township Project as per

the Authorized Contour Map, Whether such lands are specifically marked as such in

Development Plan or not.

23. The said Project proponent shall have to plan and earmark the lands at suitable

locations for public purpose Reservations along with the Development Plan Proposals

for the populations to be accommodated within the said Integrated Township Project as

per the Regulations and shall be Developed at their own Cost.

24. It shall be binding on the said Project Proponent to provide the system of Rain water

harvesting in each building of the Integrated Township Project.

25. It shall be binding on the Project proponent to provide the system of Waste-Water

Recycling in each building of the Integrated Township Project for re-use of the used

water.

26. It shall be binding on the Project Proponent to Provide and operate Solar Energy

Systems in the said Integrated Township Project.

27. If certain Lands in the said Integrated Township Project are being affected by High

Tension lines or pipe lines then it shall be mandatory for the Project Proponent to

obtain a No Objection Certificate from the Concerned Authority along with approved

Plans before obtaining Development permission on such area. If any High Tension

lines or pipe lines is passing through the said land of Integrated Township Project then

Cross-over/Cross-below Permission needs to be obtained from Concerned Department.

(V) Other Terms and Conditions :

28. The terms and Conditions mentioned with reference to the previous Locational Clearance

along with Locational Clearance issued for additional Area vide Notification dated

06.09.2014 & 25.02.2015 Urban Development Department and vide Notification dated

14.01.2022 & 18.02.2025 issued by Director Town Planning, Maharashtra State, Pune

along with all the terms and conditions mentioned in this Notification.

29. In case of any breach of any of the terms and conditions by the said Project proponent the

Powers/Rights of cancellation of Locational Clearance, granted vide this Notification,

reserved with State Government.

30. The provisions mentioned in Regulation no. 14.1.1.7 (v) of Unified DCPR, regarding

the share of Planning Authority shall be applicable for the said area.

31. This Notification shall come into force on the date of its publication in the Maharashtra

Government Gazette.

32. The details of land incorporated in the said Integrated Township Project are given in

Schedule appended hereto, at "A". Also the Plan showing the boundaries of the said

Integrated Township Project is appended hereto.

The details of the said additional lands incorporated within the said Project and the Plan shall be made available for the inspection of the General public; during office hours on all working days at the following offices:-

1) Vice Chairman & Managing Director, Maharashtra State Road Development Corporation, Navi Mumbai.

2) The Collector, Raigad. 3) Joint Director, Town Planning, Konkan Division, Navi Mumbai. 4) Assistant Director, Town Planning, Raigad-Alibagh Branch.
