आवि ज्याअर्थी, ाविशाम नांगरापुरिराषेनांे उक्त अविधाविनांयमाचीे कलम ३७ (१) मध्ये विलेली ैधाविनांक पुध्ती अनांुसरूनां विनांांक २७ माचीश, २०२३ राोजूीचीा प्रशासकीय ठरा उक्त विकास योजूनांेतील उक्त जूमीनां औद्योविगक विभागातूनां गळूनां ाविज्य विभागात समाविष् कराेबाबतचीा फेराबलाचीा प्रस्ता शासनांाच्या मंजूुराीसाठी सारा केलेला आहाे. (१)२ महाराष्ट्र शासन राजपत्र भाग एक-अ अमरावती विवभागीय पुरावणी, जून ४-१०, २०२६/ज्येष्ठ १४-२०, शाके १९४८ आवि ज्याअर्थी, आश्यक त्या चीौकशाी नांतरा संचीालक, नांगरा राचीनांा, महाराष्ट्र राज्य, पुे यांचीा सल्ला घेतल्यानांतरा उक्त प्रस्तावित फेराबलास, काहाी बलांसहा अंसहा मान्यता द्योाी, असे राज्य शासनांाचीे मत झाले आहाे;
आवि ज्याअर्थी, आता, उक्त जूविमनांीच्या मालकांनांी प्रचीविलत बाजूारामूल्य रा तक्त्यानांुसारा येाऱ्या उक्त जूविमनांीच्या एकू राकमेच्या १०% रानांे येाया अविधामूल्य राक्कमेपुैकी शासनांास ेय असलेली अविधामूल्याची ५०% राक्कम रु.१४,७७,४८१/- सहायक संचीालक, नांगरा राचीनांा, ाविशाम शाखंा, ाविशाम यांच्या लेखंाविशाषाशमध्ये विनांांक २९ माचीश, २०२६ राोजूी जूमा केलेली आहाे, आवि विनांयोजूनां प्राविधाकरास ेय असलेली ५०% अविधामूल्याची राक्कम रु.१४,७७,४८१/-, विनांांक ३० माचीश, २०२६ राोजूी ाविशाम नांगरापुरिराषेकडे जूमा केलेली आहाे;
आता, त्याअर्थी, उक्त अविधाविनांयमाचीे कलम ३७ चीे पुो-कलम (२) अन्ये त्या अनांुषंगानांे असलेल्या इतरा अविधाकाराचीा ापुरा करुनां, उक्त विकास योजूनांेतील उक्त प्रस्तावित फेराबलास, काहाी अंसहा मान्यता ेत आहाे, आवि त्यांसाठी उपुराोक्त विनांांक १२ सप्ंबरा, २०१६ ची अविधासूचीनांा सुधारिरात कराण्यात येत आहाे;
" विकास योजूनांा मंजूुराीच्या अविधासूचीनांांच्या फेराबल सुचीतील शाेच्या नांीनांतरा पुढेील नांव्या नांीचीा समाेशा कराण्यात येत आहाे."

अंटक्र.२ - विषयांविकत फेबलांतगशतच्या जूविमनांीराील बं पुडलेला औद्योविगक ापुरा विचीारात घेता, त्यास मंजूरा UDCPR-2020 या विनांयमालीतील अनांुषंगीक विविनांयम क्र.4.8.1.(b) (ii) नांुसारा कामगारा आयुक्त यांचीे नांा-हाराकत प्रमापुत्रा घे संबंविधात जूविमनांमालक / विकासकत्यारा बंधानांकाराक राहाील.
उक्त मंजूरा फेराबल शाशविाऱ्या भाग नांकाशाची प्रत मुख्याविधाकाराी, ाविशाम नांगरा पुरिराष, ाविशाम, विजू.ाविशाम यांच्या कायाशलयात, कायाशलयीनां ेळूेमध्ये नांागरिराकांच्या अलोकनांार्थीश एक मविहान्याच्या कालाधाीसाठी ठेण्यात आली आहाे.
सराची अविधासूचीनांा महाराष्ट्र शासनांाच्या www.maharashtra.gov.in (काये विनांयम) या संकेत स्र्थीळूारा प्रविसध् कराण्यात येईल.

NOTIFICATION
No. TPS-4124-514-CR-123-2024-UD-30.
Whereas, the Second Revised Sanctioned Development Plan of Washim, Distt. Washim has been sanctioned by the Government under section 31 of the Maharashtra Regional and Town Planning३ महाराष्ट्र शासन राजपत्र भाग एक-अ अमरावती विवभागीय पुरावणी, जून ४-१०, २०२६/ज्येष्ठ १४-२०, शाके १९४८ Act, 1966 (Mah. XXXVII of 1966) (hereinafter referred to as "the said Act") vide Notification No.TPS- 4115-179-CR-206(A)-2015-UD-30, dated the 12th September, 2016 and has come into force with effect from the 6th November, 2016 (hereinafter referred to as "the said Development Plan");
And whereas, in the said Development Plan, the land admeasuring 9236.20 Sq. Mt. bearing Survey No.118, 133, Plot No. 5085(pt) of Mauje Washim (hereinafter referred to as "the said Land") is included in Industrial Zone;
And whereas, as per the provisions of Section 37(1) of the said Act, the Washim Municipal Council vide Administrative Resolution dated the 27th March, 2023, has resolved to make modification in the said Development Plan, so as to delete the said Land from Industrial Zone and to include the same in Commercial Zone (hereinafter referred to as "the said Proposed Modification") and accordingly submitted the proposal to the Government for sanction;
And whereas, after making necessary enquiries and consulting the Director of Town Planning, Maharashtra State, Pune, the Government is of opinion that, the said Proposed Modification should be sanctioned, with certain conditions;
And whereas, the land owner of the said Land, has deposited 50% the Government share of 10% premium amount of Rs. 14,77,841/-, as per the rate of said Land as prescribed in the Annual Statement of Rates (ASR) for the prevailing year, in the Government Treasury vide challan, dated the 29th March, 2026, through the Assistant Director of Town Planning, Washim Branch, Washim and the remaining 50% of the 10% premium amount of Rs. 14,77,841/- has been deposited with the Washim Municipal Council, Distt. Washim dated the 30th March, 2026;
Now, therefore, in exercise of the powers conferred on it under sub-section (2) of Section 37 of the said Act, the Government of Maharashtra hereby sanctions the said Proposed Modification by deleting the said Land from Agriculture Zone and including the land so released in Residential Zone, with certain conditions, for 9263.20 Sq. Mt. land bearing Survey No.118, 133, Plot No. 5085(pt) of Mauje Washim, as shown on plan and for that purpose amends the above said Notification dated the 12th September, 2016 as follows:-
"In the Schedule of Modifications appended to the Notification sanctioning the said Development Plan, the following new entry shall be added after the last entry." —
ENTRY
"The land admeasuring 9263.20 Sq. Mt. land bearing Survey No.118, 133, Plot No. 5085(pt) of Mauje Washim, is deleted from Industrial Zone and the land so released is included in Commercial Zone, as shown on plan, subject to following conditions."—
Condition No.1 - While developing the subject site, it shall be mandatory for the applicant/developer to develop the necessary infrastructure facilities.
Condition No.2 - Considering the closed industrial use on the land under the subject modification, it shall be mandatory for the concerned landowner/developer to obtain a No Objection Certificate (NOC) from the Labour Commissioner, as per Regulation No. 4.8.1.(b) (ii) of the sanctioned UDCPR-2020.
४ महाराष्ट्र शासन राजपत्र भाग एक-अ अमरावती विवभागीय पुरावणी, जून ४-१०, २०२६/ज्येष्ठ १४-२०, शाके १९४८A copy of the part plan showing the aforesaid sanctioned modification shall be available in the office of the Chief Officer, Washim Municipal Council, Distt. Washim, during office hours on all working days for inspection of public for a period of one month.
This Notification shall also be published on the Govt. Website www.maharashtra.gov.in (Acts / Rules).
