आविणे ज्याअर्थी उक्त जीविमुंनीच्या क्षेातील झोपुडीपुट्टीासीयाचीे पुंनसन उक्त जीविमुंनीरची कारण्यासाठाी उक्त जीविमुंनीचीा विकास उक्त झोपुडीपुट्टीच्या झोपुडीपुट्टी पुंनसन याोजीनेअतगत उक्त विनयामुंालीतील विविनयामुं क्र. १४.७ च्या तरतंदोीनंसार कारण्याचीे प्रस्तावित काेलेले आहाे;
आविणे ज्याअर्थी, उक्त मुंजीूर विकास याोजीनेत, उक्त झोपुडीपुट्टी व्याप्त जीविमुंनीर अस्तिस्त्ातील "तत्ज्ञान विद्यापुीठा" (साजीविनका/ विनमुंसाजीविनका) ापुर दोशाविलेला असून (येापुढे ज्येाचा उल्लैेख "उक्त किंनयेोजन प्स्ताव" येाप्माणे करण्येात आलैा आहे) त्यामुंळूे उक्त जीविमुंनीरील झोपुडीपुट्टीच्या पुंनसन याोजीनेची अमुंलबजीाणेी कारणे काठाीणे झोालेले आहाे. त्याचीप्रमुंाणे, प्रारूपु प्रविसध्दो संार‍िरत विकास याोजीनेत, उक्त जीमुंीन अस्तिस्त्ातील "Tatva Gyan Vidhyapeeth" या ापुरासाठाी दोशाविण्यात आलेला आहाे. त्यामुंळूे उक्त विकास याोजीनेत उक्त झोपुडीपुट्टी व्याप्त जीविमुंनीखालील क्षे हाे "रविहास विभागात" समुंाविष्टो कारणे आश्याका आहाे;
आविणे ज्याअर्थी, उक्त विनयामुंालीतील विविनयामुं क्र.१४.७.६ चीे उपुविनयामुं (iii) मुंील तरतंदोंस अनंसरून उक्त झोपुडीपुट्टीतील झोपुडीपुट्टीासीयाचीा त्याची विठाकाणेी पुंनसनाचीा हाक्का कायामुं कारण्यासाठाी, उक्त जीमुंीन उक्त विनयाोजीन प्रस्तातून गळून "रविहास विभागात" समुंाविष्टो कारणे या फेरबदोलाकार‍िरता उक्त अविविनयामुंातील कालमुं ३७(१-बी) अनंसार कायाहाी कारणे आश्याका आहाे, असे उक्त प्राविकारणेाचीे मुंत झोाले आहाे (येापुढे ज्येाचा उल्लैेख "उक्त फेरबदलै" असा करण्येात आलैा आहे).
आविणे त्याअर्थी, आता उक्त अविविनयामुंातील कालमुं ३७ मुंील उपुकालमुं (१-बी) अनंसार उक्त प्राविकारणे खालील अनंसूचीमुंध्याे विश्लेविषंत काेल्यानंसारच्या प्रस्तावित फेरबदोलासदोभात ससामुंान्या नागर‍िरकाकाडीून सूचीना आविणे/विकांा हारकाती मुंागविण्याची सूचीना प्रविसध्दो कारीत आहाे. सदोरची सूचीना शासन राजपत्रात प्रविसध्दो झोाल्याच्या विदोनाकापुासून १ (एका) मुंविहान्यात सूचीना आविणे/विकांा हारकाती मुंख्या कायाकारी अविकारी, मुं बई मुंहानगर प्रदोेशा झोपुडीपुट्टी पुंनसन प्राविकारणे, ठाणे मुंहानगरपुाविलका मुंडीई इमुंारत, खाेरा सकाकल, मुंानपुाडीा, ग्लॅडी अल्ारीस रस्ता, ठाणे (पुस्तिश्चीमुं)-४००६१० याचीे काडीे दोाखाल कारण्यात याव्यात. विविहात मुंदोतीत प्राप्त हाोणेाऱ्‍या सूचीना आविणे/ विकांा हारकाती मुं बई मुंहानगर प्रदोेशा झोपुडीपुट्टी पुंनसन प्राविकारणेाकाडीून विचीारात घेण्यात याेतील.

४ महाराष्ट्र शासन राजपत्र असाधारण भाग दोन, जुलै १७, २०२६/आर्षाढ २६, शके १९४८ MUMBAI METROPOLITAN REGION SLUM REHABILITATION AUTHORITY(Excluding the Brihan-Mumbai Municipal Corporation Area)
NOTICE
No. MMR SRA/TP/Modification/SR-114/Thane/2026/28.
Whereas, the Revised Development Plan of Thane Municipal Corporation, has been sanctioned Partly by Government of Maharashtra vide Urban Development Department's Notification No. TPS 1297/1359/CR.148/97/UD-12, dated 4th October 1999 under Section 31(1) of the Maharashtra Regional and Town Planning Act, 1966 and which has partly come into force with effect from 14th May 2003 (hereinafter referred to as "the said Development Plan");
And whereas, the Unified Development Control and Promotion Regulations have been sanctioned by Government of Maharashtra vide Urban Development Department's Notification No. TPS-1818/ CR-236/18/DP&RP/sec-37(1AA)(c) & Sec20(4)/UD-13, dated 2nd December 2020, and which has come into force with effect from 3rd December 2020 (hereinafter referred to as "the said Regulation");
And whereas, the Government of Maharashtra vide Housing Department's Notification No.MMR-2020/CR-56/2020/Zopasu, dated 8th September 2020, has appointed "Mumbai Metropolitan Region Slum Rehabilitation Authority (excluding the Brihan-Mumbai Municipal Corporation Area)" under the provisions of section 3(A) of the Maharashtra Slum Areas (Improvement, Clearance and Redevelopment) Act,1971 for its jurisdiction. (hereinafter referred to as "the said Authority");
And whereas, according to the provisions of section 2(19) (b) of the Maharashtra Regional and Town Planning (Amendment) Act 1966, (hereinafter referred to as "the said Act") the said Authority has been declared as the Planning Authority for the purpose of implementation of Slum Rehabilitation Scheme in its jurisdiction and has been empowered to initiate modification to the said Development Plan under the provisions of sub section (1-B) of Section 37 of the said Act and to submit the same to State Government;
And whereas, the said Authority, vide their Resolution No.2A, dated 9th September 2021, passed by circulation, while implementing the Slum Rehabilitation Scheme, if the Chief Executive Officer, of the said Authority, finds it necessary to make modification or correction in the sanctioned Development Plan under the provisions of sub section (1-B) of Section 37 and other relevant sections of the said Act, the Chief Executive Officer, of the said Authority can call for Objections & Suggestions, and after considering Objections & Suggestions received from the public, submit a proposal to the State Government for sanction;
And whereas, on the land bearing Village-Chitalsar, Manpada, Tal-Thane, Sector-4 C.T.S No. 3081, 3082, 3083, 3084 & 3113part, Village- Majiwade, 3391, 3392, 3393, 3394, 3395, 3396 of having an approximate area 1391.43 sq.m. (hereinafter referred to as "the said Land") as shown on the map, there is an existing slum, and that slum is known as "Shree Maruti Co-op Housing Society (Proposed)" (hereinafter referred to as "the said Slum") and the said Land is declared as "Slum Rehabilitation Area" under the provisions of Section 3(C) of Maharashtra Slum Areas (Improvement, Clearance and Redevelopment) Act,1971;
And whereas, in order to rehabilitate the slum dwellers of the said Land, in-situ, it is proposed to redevelop the said land by implementing Slum Rehabilitation Scheme as per the provision of the Regulation No. 14.7 of the said Regulation;
And whereas, in the said Development Plan, the said Land is shown as EXISTING "TATVA GYAN VIDHYAPEETH" (PUBLIC/SEMI-PUBLIC) use and this causes hardship/ impediment in implementation of the Slum Rehabilitation Scheme on the said Land. Similarly, in the Draft महाराष्ट्र शासन राजपत्र असाधारण भाग दोन, जुलै १७, २०२६/आर्षाढ २६, शके १९४८ ५ Revised Development Plan the said Land is shown as EXISTING "TATVA GYAN VIDHYAPEETH". Therefore, it is necessary to redesignate the area of the said Land in the "Residential Zone" in the said Development Plan;
And whereas in order to uphold the rights of all eligible slum dwellers for in-situ rehabilitation as per provisions of sub-rule (iii) of Regulation No.14.7.6 of said Regulation, the said Authority is of the opinion that it is necessary, to initiate the procedure under Section 37(1-B) of the said Act to delete the said Land from the said planning proposal and redesignate it as "Residential Zone".
(hereinafter referred to as "the said Modification") as shown on plan.;
Now therefore, in accordance with the provisions contained in sub-section (1-B) of section 37 of the said Act, the said Authority hereby invites suggestions and/or objections from the general public in respect of the proposed modification described in the schedule herein below. The suggestion and/ or objections shall be addressed, within 1 (one) month from the date of publication of the notice in the Maharashtra Government Gazette, to the Chief Executive Officer, Mumbai Metropolitian Region Slum Rehabilitation Authority, Thane Municipal Mandai Building, Khewara Circle, Manpada, Glady Alwaris Road, Thane (West) 400 610. The suggestions and/or objections received within the aforesaid stipulated period shall only be considered by the said Authority;

"In the sanctioned Development Plan for Thane City, land bearing Village-Chitalsar, Manpada, Tal-Thane, Sector-4 C.T.S No. 3081, 3082, 3083, 3084 & 3113part, Village- Majiwade, 3391, 3392, 3393, 3394, 3395, 3396 approximate area of 1391.43 sq.m. occupied by Declared slum of "Shree Maruti Co-op Housing Society (Proposed)", which is shown as EXISTING "TATVA GYAN VIDHYAPEETH" (PUBLIC/SEMI-PUBLIC) use is proposed to be deleted and redesignate for "Residential Zone".
2. A copy of the part plan showing the proposed modification shall be kept open for inspection by the general public in the following offices for the period of one month :—
