Variations to the Approved Coimbatore Master Plan for the Local Planning Area

In exercise of powers conferred by sub-section (4) of Section 32 of Tamil Nadu Town and Country Planning Act, 1971 (Tamil Nadu Act 35 of 1972) and exercise and Powers confirmed by the G.O. Ms. No. 94, Housing and Urban Development (4-1) Department dated 12.06.2009 which has been published in Tamil Nadu Government Gazette No. 27, Part II—Section 2, dated 15.07.2009.

Land use zone conversion from Agricultural use zone into Institutional use zone ordered in G.O. (2D) No.100, Housing and Urban Development [(UD4(1)] Department, dated 07.04.2022 subject to conditions, the following variations are made to the approved Master Plan of Coimbatore Local Planning Area under the said Act and published in the G.O. Ms. No. 661, Housing and Urban Development [(UD4(1)], dated 12.10.1994 notification No. II(2)/HOU/4377/94 at Page No. 1078 of Part II—Section 2 of the Tamil Nadu Government Gazette dated 09.11.1994

Variations

In the Approved Coimbatore Master Plan under the heading permitted Land use in various survey numbers of Coimbatore Local Planning Area under heading in Chettipalayam Village in page 346 & 347 of SF. Nos. 298/2, 298/3A the following entries should be made.

Under the heading "Educational use zone" use zone the expression S.F.Nos. 298/2, 298/3A shall be added before the entry S.No. 531pt.

Under the heading "Agricultural" use zone, the expression S.No. 298 to 303 shall be deleted and the expression 298pt (Except 298/2, 298/3A ) 299 to 303 shall be substituted.

(2D) No.125, Housing and Urban Development [(UD4(1)] Department, dated 05.05.2022 subject to conditions, the following variations are made to the Approved Master Plan of Coimbatore Local Planning Area under the said act and published in the G.O. Ms. No. 661, Housing and Urban Development [(UD4(1)], dated 12.10.1994 notification No. II(2)/HOU/4377/94 at Page No. 1078 of Part II—Section 2 of the Tamil Nadu Government Gazette dated 09.11.1994

Variation

In the Approved Coimbatore Master Plan, under the heading permitted Land use in various survey numbers of Coimbatore Local Planning Area, under heading in Chettipalayam Village in page Nos. 346 and 347 in S.F.Nos. 760/2, 3A, 4, 761/1,2A,2B, 762/1A, 790/1A,1B, 791/1A,1B,2, 795/2, 796/1,2A,2B,3,4, 797/1,2, 798/2, 799/2,3,5 the following entries should be made.

Under the heading "Residential" the expression S.Nos. 760/2, 3A, 4, 761/1,2A,2B, 762/1A, shall be added after the entry 681 to 683 and further the expression S.Nos. 790/1A,1B, 791/1A,1B,2, 795/2, 796/1,2A,2B,3,4, 797/1,2, 798/2, 799/2,3,5 shall be added after the entry 777pt.

Under the heading "Agricultural use zone", the expression S.Nos. 710 to 765, 778 to 800, shall be deleted and the expression 710 to 759, 760 part (except 760/2, 3A, 4), 761 part (Except 761/1,2A,2B), 762 part (Except 762/1A), 763 to 765, 778 to 789, 790 part (Except 790/1A,1B), 791 part (Except 791/1A,1B,2), 792 to 794, 795 part, (Except 795/2), 796 part (Except 796/1,2A,2B,3,4), 797 part (Except 797/1,2), 798 part (Except 798/2), 799 part (Except 799/2,3,5), 800 shall be substituted.

i. கோயம்புத்தூர் உள்ளூர் திட்டக் குழுமம் தீர்மானம் எண்.14, நாள்.17.12.2021இல் தெரிவித்துள்ளவாறு மனையின் ஊடே புல வரைபடங்களில் அமைந்துள்ளவாறு நீர்வழிப்பாதை நிலைநிறுத்தப்பட வேண்டும் மற்றும் நீர்நிலைகளை ஒட்டி மேற்கொள்ளப்படும் வளர்ச்சிகளுக்குத் தேவையான வழிமுறைகளை பின்பற்றப்படவேண்டும்.

ii. மனையிடத்தின் ஊடே நீர்வழிப்பாதை செல்வதால் உரிய துறையிடமிருந்து தடையின்மை சான்று பெறப்படவேண்டும்.

iii. மனையிடத்தின் ஊடே குறைந்த மின்னழுத்த கம்பி பாதை அமைவதால் தமிழ்நாடு ஒருங்கிணைந்த வளர்ச்சி மற்றும் கட்டிட விதிகள் 2019ன் கீழ் தமிழ்நாடு மின்உற்பத்தி மற்றும் பகிர்மான கழகத்தின் தடையில்லா சான்று பெறப்படவேண்டும்.

iv. உத்தேச மனையிடத்தினை ஒட்டி அமைந்துள்ள க.ச. எண். 799/4 தனியார் இடம் அமைந்துள்ளதால் அவ்விடத்திற்கான அணுகுபாதையை அமைத்துத்தரவேண்டும்.

v. தமிழ்நாடு ஒருங்கிணைந்த வளர்ச்சி மற்றும் கட்டிட விதிகள், 2019க்குட்பட்டு வளர்ச்சிப் பணிகள் மேற்கொள்ளப்படவேண்டும்.
