Notice No. L3/7827/2019:- In the reference 1st cited, the Muthwalli and Managing Trustee, Sri Laxmanji Maharaj Temple, Laxman Bagh, Raidurg (V), Serilingampally (M), Ranga Reddy has requested to accord permission for sale of the following lands situated at Raidurg, Navakhalsa (V), Serilingngampally (M), Ranga Reddy District in Tender-cum-public auction belonging to Sri Laxmanji Maharaj Temple, Laxman Bagh, Raidurg (V), Serilingampally (M), Ranga Reddy District:

G-1042.

In the reference 2nd cited, the Deputy Commissioner, Endowments, Hyderabad recommended the above sale proposal as beneficial to the temple and requested to accord permission to the Founder Family Member of the subject temple for sale of land in tender-cum-public auction.

In the reference 3rd cited, a notice was issued for the first time on 14-09-19 inviting objections and suggestions from the interested persons in terms of Section 80 (1) (b) r/w, Rule 2 and 3 of the Alienation of Immovable property Rules, 1987 for sale of the above lands belonging to the subject temple.

In the reference 4th cited the Deputy Commissioner, Endowments Department, Hyderabad submitted a report stating that the public auction for sale of lands admeasuring Ac. 0-15 Gts. in Sy.No.58 situated at Raidurg, Navakhalsa (V), Serilingamapally (M), has been conducted on 10-07-2020 for the frst time at the upset price of Rs. 90,000/- per Square Yard. During the auction held on 10-07-2020 only (2) bidders have participated. The highest bid received is Rs. 26,000/- per Square Yard.

In the reference 5th cited, the Deputy Collector and Tahsildar, Serilingampally (M), has stated that as per the local enquiry conducted by the Additional Mandal Girdawar, Serilingampally (M), the prevailing market value is Rs. 50,000/- to Rs. 70.000/- per Sq.Yd., in Raidurg Nowkhalsa (V), Serilingampally (M).

After careful examination of the above proposal, a revised notice was given on 8-09-20 for the second time duly reducing the upset price from Rs. 90,000/- to Rs. 70,000/- duly considering rate recommended by the Deputy Collector and Tahsildar, Serilingampally (M), in the reference 5th cited in terms of Section 80 (1) (b) r/w Rules, 2 and 3 of the Alienation of Immovable Property Rule, 1987 and based on the highest rate of Rs. 26,000/- per Sq.yard received on the auction date conducted on 10-7-2020.

The Muthawali & Hereditary Trustee submitted a report on 3-11-2020 stating that the public auction for sale of land in Sy.No.58 admeasuring an extent of 0-15 Guntas at Raidurg Navkhalsa was conducted on 02-11-2020 for the second time and only (2) bidders have participated in the auction and the highest bid secured in the auction is Rs.50,100/- per Sq.yard.

As the upset price fixed for the above land is Rs. 70,000/- per sq.yard and the bid secured was less than the upset price fixed in the auction, it has been proposed to conduct the auction once again to derive a good income to the temple.

Accordingly, the Deputy Commissioner, Endowments Department, Hyderabad submitteed a report on 27-01-21 stating that in pursuance to the instructions of the Commissioner, the public auction was conducted on 25-01-21 for the third time and an amount of Rs. 50,200/- per sq.yd was secured as the highest bid amount.

The Deputy Commissioner, Endowments Department, Hyderabad further reported that as many as 3 times the auction was conducted and the bidders are not coming forward to pay beyond Rs.50,200/- per sq.yd for the subject land.

The Muthwalli and Hereditary Trustee, Sri Laxmanji Maharaj Temple, Begum Bazar has requested

to reduce the upset price keeping in view of the basic value of the subject land which is Rs.12,000/- per

sq.yd and also the locked statues of the land.

The Deputy Commissioner, Endowments Department, Hyderabad, the Assistant Commissioner, Endowments Department, Ranga Reddy and the Special Deputy Collector, Land Protection Cell, Head Office were requested to suggest reasonable upset price for re-conduct of auction and accordingly they submitted report vide reference 6th cited to fix the upset price @ Rs.66,000/- per sq.yd.

Hence, the lands in survey number 58 admeasuring and extent of 15 gunts in Raidurg (V), Navakhalsa, Serilingampally, Ranga Reddy belonging to Sri Laxmanji Maharaj Temple, Laxman Bagh, Raidurg (V), Serilingampally (M), Ranga Reddy are proposed to be sold by tender-cum-public auction in the prescribed manner subject to confirmation by the Commissioner and that the minimum expected price basing on the information obtained from the local Revenue authorities and the registration authorities and based on the previous auction and considering the recommendations/suggestions the upset price is now fixed at Rs.66,000/- per square yard.

Any objections and suggestions in respect of the above proposed sale may be submitted within (30) days from the date of isssue of this notice in the office of the Commissioner, Endowments Department, Hyderabad and an inquiry to consider any objections and suggestions in this regard would be held on 26-04-21.

A copy of this notice shall be published in the Telangana Gazette.
