पटना महायोजना, 2031 के अध्याय-III की कंडिका-28, उप कंडिका-08 के आलोक में ग्रीन एरिया/पार्क एण्ड प्लेग्राउन्ड के स्थान पर वर्णित थाना भवन निर्माण हेतु भूमि की उपयोगिता परिर्वान करने का अनुरोध किया गया है।
वरीय पुलिस अधीक्षक, पटना के पत्रांक-8848, दिनांक-20.08.2022 के द्वारा पटना जिला के भूमिहीन कदम कुआँ थाना के भवन निर्माण हेतु मौजा-काजीपुर, थाना संख्या-4, खाता संख्या-23, 60, 48, 44, खेसरा संख्या-182, 178, 176, 177, रकवा-50 डिसमिल भूमि हस्तानान्तरण हेतु पटना नगर निगम से अनुरोध किया गया है। पटना नगर निगम के पत्रांक-13924, दिनांक-21.09.2022 द्वारा यह प्रतिवेदित किया गया है कि उक्त भू-खण्ड राजेन्द्र नगर Layout Plan में ओपेन पार्क/ग्रीन एरिया के लिए कर्णांकित है।
पटना महायोजना, 2031 के अध्याय-III "भूमि उपयोग का वर्गीकरण एवं अनुमत उपयोग" की 2 (cid:464)बहार गजट (असाधारण), 8 फरवर(cid:547) 2023 पटना महायोजना, 2031 के अध्याय-III "भूमि उपयोग का वर्गीकरण एवं अनुमत उपयोग" की कंडिका-28 भूमि का विभिन्न उपयोग की उप कंडिका-08 में यह प्रावधानित है कि "सरकारी और सरकार प्रायोजित परियोजनाओं के मामले में राज्य सरकार सारणी-4 में उल्लेखित भूमि उपयोग के मापदण्डो को शिथिल कर सकती है। तदालोक में उल्लेखित भूमि उपयोग के मापदण्डों को शिथिल किया जाता है।
भवन उपविधि के शेष प्रावधान पूर्ववत् रहेंगे।

No. 08न॰वि॰ भ॰उ॰वि॰(कदमकुआँ)-10/2022-488/न॰वि॰ एवं आ॰वि॰—Through Home Department's letter number-10225, dated-11.10.2022, for the construction of building of Kadamkuan police station under Patna district, Mauja-Kazipur, Thana number-4, Khata number-23, 60, 48, 44, Khesra number-182, 178, 176, 177 out of proposed/marked 67.42 Decmil land, Area-50 Decmil land whose Khesra number-182, 178, 176, 177 Land Area - North-84.70 m, South-84.10 m, East-22.00 m, West- 27.20 m and bounded by in North-Branch Shakha Maidan-AN Sinha Institute, East-Rajendra Nagar Hospital, West-Rajendra Nagar Road plot under Rajendra Nagar Kadamkuan. In the light of kandika-28, sub- kandika-08 of Chapter- III of Patna Master Plan, 2031 a request has been made to change the Land Use for construction of police station building in place of green area/park and playground.
For the Construction of Land Less Kadam Kuan police station building in Patna district, Senior Superintendent of Police, vide letter number-8848, dated-20.08.2022, Mauza- Kazipur, Thana number-4, khata number-23, 60, 48, 44, Khesra number -182, 178, 176, 177, Rakwa-50 Decmil has requested the land transfer from Patna Municipal Corporation. Patna Municipal Corporation through letter no-13924, dated-21.09.2022 has informed that the above plot of land is earmarked for open park/green area in Rajendra Nagar Salvanj Chasand.
Section-28 of Patna Master Plan, 2031 Chapter-III "Classification of land use and permitted use" sub-paragraph-1 of different use of land, under column-01 use zone of Table-04 Open Space Zone, (Recreational Buffer) There is provision of local park in column-02 "Permitted Use/Activity".
In Patna Master Plan, 2031 Chapter-III "Classification of Land Use and Permitted Use" in Clause-28, sub-paragraph-08 of various uses of land, it is mentioned that "in case of government and government-sponsored projects, the state government may relax the land use norms as mentioned in table-4. In the light of same, mentioned land use is hence relaxed.
Rest of the provisions of the building bye-laws will remain the same.
