വിഷയം:—ഭൂമിയുടെ ന്യായവില പുനർ നിർണ്ണയം—പത്തനംതിട്ട ജില്ലയിൽ കോഴഞ്ചേരി താലൂക്കിൽ മെഴുവേലി വില്ലേജിൽ ബ്ലോക്ക് നമ്പർ 5-ൽ റീസർവ്വെ 263/1-ൽപ്പെട്ട ഭൂമിയുടെ ന്യായവില പുനർ നിർണ്ണയിച്ച് ഉത്തരവാകുന്നത്—സംബന്ധിച്ച്.
സൂചന:—(1) പത്തനംതിട്ട ജില്ലയിൽ കോഴഞ്ചേരി താലൂക്കിൽ മെഴുവേലി വില്ലേജിൽ രാജഭവനത്തിൽ ശ്രീമതി രാജമ്മ സമർപ്പിച്ച അപേക്ഷ.
(2) അടൂർ റവന്യൂ ഡിവിഷണൽ ഓഫീസറുടെ 17-2-2020-ലെ സി3-1130/2020 നമ്പർ റിപ്പോർട്ട്.
പത്തനംതിട്ട ജില്ലയിൽ കോഴഞ്ചേരി താലൂക്കിൽ മെഴുവേലി വില്ലേജിൽ ബ്ലോക്ക് നമ്പർ 05-ൽ റീസർവ്വെ 263/1-ൽപ്പെട്ട ഭൂമിയ്ക്ക് ന്യായവില രജിസ്റ്ററിൽ ആർ ഒന്നിന് ` 1,10,000 ന്യായവില നി›യിച്ചത് പുനർനിർണ്ണയിക്കണമെന്ന് കാണിച്ചുകൊ≠് സൂചന (1) പ്രകാരം ശ്രീമതി രാജമ്മ സമർപ്പിച്ച അപേക്ഷയിൻമേൽ അടൂർ റവന്യൂ ഡിവിഷണൽ ഓഫീസർ മുഖേന അന്വേഷണം നടത്തിയിട്ടുള്ളതാണ്.
അപേക്ഷാ സ്ഥലം മെഴുവേലി വില്ലേജിൽ ബ്ലോക്ക് നമ്പർ 5-ൽ റീസർവെ 1271-ാം നമ്പർ ത≠ർപ്പേർ പ്രകാരം ശ്രീമതി രാജമ്മയുടെ പേരിൽ ഉള്ളതാണെന്നും ടി വസ്തുവിന് ആർ ഒന്നിന് ` 35,000 2010-ലെ ന്യായവില നി›യിച്ച് Garden land എന്ന വിഭാഗത്തിൽ ഉൾപ്പെടുത്താമെന്നും സൂചന (2) പ്രകാരം അടൂർ റവന്യൂ ഡിവിഷണൽ ഓഫീസർ റിപ്പോർട്ട് ചെയ്തിട്ടു≠്.
ടി സ്ഥലത്തിൽ പ്രവേശിക്കുന്നതിന് നടവഴി മാത്രമേ നിലവിൽ ഉള്ളൂ എന്നതുകൊ≠ും വാഹന സൗകര്യം ഇല്ലാത്ത വാണിജ്യ പ്രാധാന്യം കുറഞ്ഞ സ്ഥലമാണ് എന്ന് ബോധ്യപ്പെട്ടതിന്റെയും അടിസ്ഥാനത്തിൽ താഴെ പറയുന്ന ഉത്തരവ് പുറപ്പെടുവിക്കുന്നു.
ഉത്തരവ്
പത്തനംതിട്ട ജില്ലയിൽ കോഴഞ്ചേരി താലൂക്കിൽ മെഴുവേലി വില്ലേജിൽ ബ്ലോക്ക് നമ്പർ 05-ൽ റീസർവ്വെ 263/1-ൽപ്പെട്ട ഭൂമി Garden Land എന്ന വിഭാഗത്തിൽ ഉൾപ്പെടുത്തി ആർ ഒന്നിന് ` 35,000 (മുപ്പത്തയ്യായിരം രൂപ) ന്യായവില പുനർനിർണ്ണയിച്ച് ഉത്തരവാകുന്നു.
14-11-2014-ലെ ജി. ഒ. (പി) നമ്പർ 188/2014/റ്റി.ഡി. നമ്പർ ഉത്തരവ് പ്രകാരം 2010-ലെ ന്യായവിലയുടെ 50% വർദ്ധനവും 31-3-2018-ലെ ജി. ഒ. (പി) 43/2018/റ്റി.ഡി. നമ്പർ ഉത്തരവ് പ്രകാരം നിലവിലുള്ള ന്യായവിലയിൽ 10% വർദ്ധനവും 30-4-2019-ലെ ജി. ഒ.(പി) 70/2019 റ്റി.ഡി. നമ്പർ ഉത്തരവ് പ്രകാരം നിലവിലുള്ള ന്യായവിലയിൽ 10% വർദ്ധനവുംകൂടി ഇതിനോടൊപ്പം കണക്കാക്കുന്നതിന് ഉത്തരവായിട്ടു≠്. 31-3-2020-ലെ ജി. ഒ.(പി) നമ്പർ 47/2020/റ്റി.ഡി. നമ്പർ ഉത്തരവ് പ്രകാരം നിലവിലുള്ള ന്യായവിലയിൽ 10% വർദ്ധനവുംകൂടി ഇതിനോടൊപ്പം കണക്കാക്കുന്നതിന് ഉത്തരവായിട്ടു≠്.

WhereaS, it is expedient to publish a notification showing the revised Fair Value of Land as required under Section 28A of the Kerala Stamp Act, 1959 read with sub rule 8 of the Kerala Stamp (Fixation of Fair Value of Land) Rules 1995, the Fair Value of the land in Pathanamthitta District is hereby fixed finally as shown in scheduled hereto.
