NOTIFICATION
No.DTP-Section 20(4)-R.P. Wardha-UDCPR Clause No.5.1.1-TPV-2-798-2026.– Whereas, the Government of Maharashtra has been sanctioned the Unified Development Control and Promotion Regulations (UDCPR) (hereinafter referred to as the "said Regulations") to be implemented for all the Planning Authorities and Regional Plan Areas in the State except the Greater-Mumbai Municipal Corporation and some other Planning Authorities in accordance with the provisions of the Maharashtra Regional and Town Planning Act, 1966 (hereinafter referred to as the "said Act") vide Notification No. TPS-1818-CR-236-18-DP & RP-Sec. 37 (IAA) (C) & 20 (4) -UD-13, dated 2nd December, 2020 and it come into force from dated 3rd December, 2020;
And whereas, as per Government Resolution No. TPS-1820-614-Pr.No.79-2021-UD-13, dated 27th March,2025 of the Urban Development Department of the Government, the powers have been delegated to the Assistant Director, Town Planning, Branch Office of the concerned district, to complete the statutory procedure under the provisions of section 20(3) regarding the road network plan and to submit it to the Director, Town Planning, Maharashtra State, Pune for final approval u/s 20(4) of the said Act;
And whereas, it is stated in the Government Resolution dated 27th March, 2025 that, the Assistant Director of Town Planning of the Concerned District Branch Office, required to prepare road network plans for the peripheral area adjacent to the boundaries outside and adjacent to Development Plans alongwith Development Plans (Original) of the newly established Planning Authorities in the State, as per the provision of Regulation No. 5.1.1 of the said Regulations, and submit the same to the Director of Town Planning, Maharashtra State, Pune, for approval;
And whereas, the Regional Plan of Wardha Region (hereinafter referred to as "the said Regional Plan") has been sanctioned by the Government vide Urban Development Department's Notification No. TPS-1816-994-CR 516-16-UD-13, dated 1st January, 2018 under the provisions of 15 of the said Act and came into force with effect from 2nd March, 2018:
And whereas, the Growth Centre and Peripheral Area plans of the sanctioned Regional Plan of Wardha district have been sanctioned under the provisions of 15(1) of the said Act, vide the Town Planning Directorate's Notification No. DTP-R.P-Wardha-Wardha-Zone Plans-TPV-2-6000, dated 6th December, 2019 and it come into force from 3rd February, 2020;
And whereas, vide Government Resolution No. TPS-1820-614-Pr.No.79-2021-UD-13, dated 27th March, 2025. issued by the Urban Development Department of the Government, the power to give sanction to the road network plans along the limits of the Municipal Councils / Nagar Panchayats in the State under the provisions of 20(4) of the said Act has been delegated to the Director, Town Planning, State of Maharashtra, Pune;
And whereas, the notice regarding the publication of draft Road Network Plans in the specified surrounding areas adjacent to the Municipal Councils/ Nagar panchayats limits in Wardha district, as mentioned in Appendix-A on pages 1 to 4 of the Nagpur Divisional Supplement Part One-A of the Maharashtra Government Gazette dated 20th May, 2025 (Extraordinary), was published for inviting६ महाराष्ट्र शासन राजपत्र भाग एक-अ नागपूरा विभागीय पुराणी, मार्च २६-एविल १, २०२६/र्चैत्र ५-११, शाके १९४८ suggestions and objections from citizens within the stipulated period of 30 days;
And whereas, after considering the report of the said officer and after consulting with the Joint Director Town Planning, Nagpur Division, Nagpur, the Director of Town Planning is of the opinion that is necessary to approve the said proposed Road Network Plan with some modifications;
And therefore, in exercise of the powers conferred under the provisions of section 20(4) of the said Act, the Director of Town Planning, Maharashtra State, Pune, hereby:-
(A) The proposed Road Network Plans outside the limits of the Municipal Councils/Nagar Panchayats in the State, prepared under the provisions of Regulation No. 5.1.1 (i) of the UDCPR, for the villages adjacent to the Municipal Councils/Nagar Panchayats of Wardha district are hereby sanctioned with modifications mentioned in Appendix-A.
(B) The said Sanctioned Modification will came into force from the date of its publication in the Maharashtra Government Gazette.
